Window mastic for homes and businesses in Elie
A cold draught around a closed window often comes from the frame edge. Resealing that joint can make a room feel noticeably less draughty. Where the air is getting in through the window itself, we’ll say so. We work on patio & French doors, aluminium frames and window sills, and the jobs we see most are water coming in at the bottom corners of a door and gaps left after new windows were fitted.
Outdoor sealant needs a dry surface, so window work around Elie is planned around the weather. Let us know about access to every frame, including any upstairs.
There’s a 12-month guarantee on every job.

What we do, step by step
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours for a few frames, or a day or more for a whole house. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We check how each frame can be reached safely.
- Old, cracked mastic is removed completely.
- The surfaces are cleaned and left dry.
- Backing rod fills deep voids and the sealant goes in on top.
- We tool the joint so water runs off, then clear up.
How to prepare
- Keep pets and children clear of the area while we work
- For indoor joints, keep the area dry beforehand if you can
- Clear items away from the joints we are working on

FAQs for Elie
Is window mastic in a coastal place like Elie any different?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.
Can you do window mastic in Elie?
Yes, Elie is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing.
Do you have insurance?
Yes. We’re fully insured, and we’ve been doing sealant work for more than 20 years.
Can new sealant go over the old?
No, it will not last. It may look fine at first, but the new bead soon lifts. The old sealant has to come out completely.
What do you put in the joint?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Can I do it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
When is the sealant fully cured?
Cure times vary by product and the temperature. Before we leave, we’ll tell you the cure time.
Can you do the inside joint as well?
Yes. Inside, the joint between frame and plaster is sealed neatly, using a paintable sealant if you want to decorate.
What window mastic looks like in Elie
Elie is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. With historic houses such as Gibliston House (about 3.1 miles north) nearby, there’s older building stock in the area around Elie as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.
Around Elie, as everywhere, window mastic is only as good as the preparation behind it.

Keeping the joints in good condition
Simple care keeps the joints in good condition. Our advice:
- Don’t use solvent cleaners on the joint
- Keep timber frames painted
- Paint up to the joint, not over it
- Ventilate rooms so frames do not stay wet inside
Keep the new mastic undisturbed while it cures, following the cure time we give you. Keep jet washers away from the frames.
Signs to watch for: split or missing mastic, gaps, damp patches inside or black mould on the reveal. Any of these is worth a call.
Quotes for window mastic in Elie
Some jobs are bigger than they look, and some smaller. What affects the quote:
- Which sealant suits the joint
- The amount of work
- How much old sealant there is and how hard it is to remove
- Whether there’s mould to deal with
Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part.
What to tell us for a quote
To help us quote quickly, please include:
- Access, such as stairs, a lift or height
- Photos by email, if that’s easy
- The address or postcode of the job
- What the problem is, such as mould, gaps, leaks or cracking
Every job is quoted individually, so start by telling us what you need. Simply email us at info@mrmastic.co.uk and describe the job, and photos are welcome.
What we are called out for in Elie
Some failures date back to when the windows were fitted. Sealant run over dust, wet brick or loose mortar never bonded as it should, so it comes away long before its time.
It’s worth asking for a quote if you see:
- White mastic on grey or black frames
- Mastic that has split away from the wall
- Draughts coming in around windows and doors
- Rushed sealant from a window installation
In the older streets around Elie Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
Questions to ask before booking
- Are they insured?
- Is VAT in the price?
- How much experience the applicator has
- What guarantee comes with the work
Honest limits
Some problems need a builder, plumber or other trade rather than us:
- Rotten timber, which needs a joiner first
- Condensation trapped between the panes
- Broken hinges, locks or handles
If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

Should I try it myself first?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
