Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Ventilate rooms so frames don’t stay wet inside
  • Keep timber frames painted
  • Keep drainage slots and sill grooves clear
  • Keep solvents and bleach off the sealant

Try not to touch the new joint while it cures, following the cure time we give you. Keep jet washers away from the frames.

A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.

Window mastic in Earlsferry

If you can feel air around a shut window, the gap is often at the frame. A new joint stops the air getting through and quietens the whistle on windy days. If the draught is through the window seals instead, we will tell you. We work on uPVC windows, timber windows & doors and composite doors, and the jobs we see most are leaking joints at the ends of sills and whistling draughts around closed windows.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

What affects the cost of window mastic

We do not publish a price list, because jobs vary so much. The quote depends on:

  • The size of the job
  • Which sealant suits the joint
  • When we can work, for business premises
  • Whether the work is at height

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

What to tell us for a quote

There’s no need for technical detail. Just tell us:

  • The rough size of the job
  • What’s wrong with the joints now
  • How we’d reach the joints
  • Photos by email, if that’s easy

Call for a quick quote, or email us if that’s easier. Tell us about the joints that need doing and we’ll talk you through the work and give you a clear price.

Common questions in Earlsferry

Do you cover Earlsferry for window mastic?

Yes, Earlsferry is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.

Is window mastic in a coastal place like Earlsferry any different?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. Walls facing the sea are generally the first to need attention.

Can you get sealant to suit coloured frames?

Yes. We can use white, brown, anthracite grey, black or clear.

How long does it take to reseal the windows on a house?

A few frames take a few hours, while a whole house takes longer. We confirm the timing with your quote.

Can resealing stop a draught around my window?

Yes, where the draught is at the frame edge. We check where the draught is before work begins.

Where do you work from?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

Do you work for landlords and businesses?

Yes. We work for homeowners, landlords, letting agents, businesses and hotels in Earlsferry.

What information do you need?

The location, the problem and the rough size of the job. If you can, email a few pictures.

Windows and doors in Earlsferry

Earlsferry is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

In the older streets around St Michael And All Angels Episcopal Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Around Earlsferry, as everywhere, window mastic is only as good as the preparation behind it.

What the job involves on each surface

Patio & French doors

Heavy door frames can move more than windows. A flexible sealant copes with that.

Timber windows & doors

Older timber windows in stone or brick can suit sand mastic rather than modern sealant. We can talk through the options.

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

What we do, step by step

When we arrive, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before any work begins. Most jobs take a morning for a couple of windows and a door. Somewhere like Earlsferry may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

Preparing for the visit

  • Mention if the joints have been sealed before
  • Mention any sign-in or site rules at work premises
  • Plan for the work area to be out of bounds to pets and children

What happens if it’s left?

Redecorating is a good moment to renew the mastic. Fresh joints finish the job neatly. In an older home around Earlsferry, damp from a failed joint can get into timber and plaster.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.
