What affects the cost of glazing silicone

Some jobs are bigger than they look, and some smaller. The main factors:

  • How many rooms, windows or areas are involved
  • How much old sealant there is and how hard it is to remove
  • Access and height
  • The number and length of the joints

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Where the job is, and your postcode
  • Whether it’s a home or a business
  • What the problem is, such as mould, gaps, leaks or cracking
  • The rough size of the job

To get a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll give you a clear quote before any work starts.

Glazing silicone in Wormit, done properly

Frameless shower screens rely on sealant to keep water in. The joint down the wall and the one along the tray are common leak points, and we reseal both. We work on rooflights, shower screens and conservatory frames, and common reasons people get in touch are black or yellowed silicone on glass joints and drips on the inside of a conservatory window.

In and around a place like Wormit, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain.

We stand behind the work with a one-year guarantee.

Leave it or put it right?

Fixing a leaking screen early protects what’s underneath. A small leak can reach the floor below before it shows. In a place like Wormit, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Honest limits

Sealant isn’t the answer to every problem, and we’ll tell you before any work starts. It won’t solve:

  • A sealed unit that has misted inside
  • Failed flashing around a conservatory
  • A frame that needs repairing or replacing

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

Surfaces we seal

  • Glass-to-glass joints
  • Rooflights
  • Glass-to-frame joints
  • Shower screens
  • Glass balustrade bases
  • Conservatory frames

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Use a gentle glass cleaner and a soft cloth
  • Inspect the sealant on glazing annually
  • Get a new leak looked at quickly
  • Ventilate the conservatory to cut condensation

Avoid scraping near the new silicone when cleaning the glass. A soft cloth or sponge is best.

Don’t leave lifting or mouldy silicone on glazing. Once it starts to peel, water gets behind it and the leak gets worse.

DIY versus a professional finish

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.

Common questions in Wormit

Do you work for landlords with property near Dundee station?

Yes. We work for landlords and agents as well as homeowners, and several properties can go on one quote. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

Is Wormit within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can you match the sealant colour?

Most of the time, yes. We will explain which colours are available.

Is a special sealant needed for glass?

A glazing-grade silicone is best. We use neutral-cure glazing silicone and anti-fungal silicone in wet areas.

How long before the joint can be used?

Different products cure at different speeds, so follow the cure time we give you.

Should I try DIY first?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

Are you fully insured?

Yes. We are fully insured, and we can confirm the details when we quote.

Do you do commercial work?

Yes. Larger jobs can be planned room by room or area by area.

What glazing silicone looks like in Wormit

Wormit is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on glazing joints and frame seals, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

If you let a flat or house near Dundee station, a shower screen or conservatory joint that leaks is easier to reseal while the property is empty. If you look after a building such as Harris Academy, the mastic around its windows and doors needs looking after like any other building’s.

When to call us in Wormit

New silicone over old silicone won’t bond. Plenty of leaks come from a quick top-up over the old bead, and water gets between the layers.

Most people get in touch when they notice something like this:

  • New silicone smeared over old sealant
  • Water tracking down the inner face of the glass
  • Shower screens leaking along the wall or tray
  • Glass-to-glass joints that have split

Historic houses such as Camperdown House, about 4.8 miles north-west, show how far back building around Wormit goes, and older homes nearby need a sealant that suits their walls.

Questions to ask before booking

  • What preparation is included
  • What the cure time is
  • Whether they’re fully insured
  • What happens if they find a problem under the old sealant

Our hiring checklist

The process

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes anything from an hour or two to most of a day, depending on the size of the job, including the tidy-up. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. First, we check where the water gets in.
  2. The failed silicone is cut out without marking the glass or frame.
  3. The joint is cleaned and degreased.
  4. A neutral-cure glazing silicone is applied and tooled.
  5. We check the finished joints and test with water where it’s safe.

Getting ready for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know about stairs, lifts or work at height
  • On commercial sites, let us know about site rules
