Glazing silicone in Kennoway, done properly
We work across Kennoway on glazing joints for homes and businesses. Conservatories, rooflights, glass panels and shower screens are all part of the job, with a sealant chosen for the joint. We work on glass balustrade bases, shower screens and glass-to-glass joints, and common reasons people get in touch are a quick top-up bead that didn’t last and mouldy sealant around glass panels.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
Big or small, you get the same 12-month guarantee in Kennoway and across Fife.

Leave it or put it right?
Glazing joints need a sealant made for the job. General-purpose sealant from a DIY shop may not suit glass or the frame, so we use neutral-cure glazing silicone. Around Kennoway, water from a failed joint in an older stone home can soak into timber and plaster.
The cost depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts.

FAQs for Kennoway
Can you help a landlord with a rental near Cameron Bridge station?
Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.
Does living near the coast affect glazing silicone in Kennoway?
Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. Walls facing the sea are normally the first to need attention.
Is it possible to redo the silicone on a shower screen?
Yes. We cut out the old silicone and reseal the glass-to-wall and glass-to-tray joints.
Do you work in Kennoway?
Yes. We cover Kennoway and the rest of Fife. To book, email us at info@mrmastic.co.uk.
Can you quote for more than one area?
Yes. More than one area can be quoted together.
What should I tell you?
A short description and the location, plus pictures if you have them. We will ask anything else we need to know.
Which products do you use?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Can you replace a misted double-glazed unit?
No, our work is the silicone. Glass and sealed units need a glazier.
Looking after it afterwards
Aftercare is simple:
- Keep air moving in the conservatory
- Use gentle products around the joints
- Clean glass with a mild cleaner and a soft cloth
- Clear the conservatory gutters regularly
Don’t use blades or scrapers near the bead when cleaning the glass. A soft cloth or sponge is best.
Damp patches, drips and condensation along a joint are worth checking. It may be sealant, or something else, and we’ll tell you which.
What glazing silicone looks like in Kennoway
Kennoway is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on glazing joints and frame seals, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
Homes close to Kennoway Old Parish Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame. Schools such as Kirkland High School and Community College are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

What affects the quote in Kennoway
You’ll get a clear quote before we start. It’s based on:
- The number and length of the joints
- The old material and how stubborn it is
- Whether the work is at height
- The product the joint needs
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will go through it with you.
What we need to know
When you call or email, it’s useful to know:
- Whether it has been sealed before
- Photos by email, if that is easy
- Whether it’s a home or a business
- How many joints, rooms or windows are involved
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.
When it is not the sealant
A few problems are outside what sealant work can do:
- A sealed unit that has misted inside
- A broken pane or roof panel
- Leaks from the roof covering or flashing (a roofer’s job)
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
Common problems we fix in Kennoway
Silicone won’t bond to a dirty surface. If the glass and frame weren’t cleaned properly the sealant may lift within a few years.
These are the problems we’re asked about most:
- Leaking glazing joints on a rooflight
- Water running down inside the glass
- Glazing silicone that has cracked or come away
- A quick top-up bead that didn’t last
If you let a flat or house near Cameron Bridge station, glazing joints are worth checking at the end of a tenancy, before a small leak grows.
What to look for in a quote
- How much experience the applicator has
- Is VAT in the price?
- How the surfaces are prepared before sealing
- Is the old sealant removed completely?
How it works
When we arrive, we look over the joints with you first, so you know exactly what we are doing. We protect the surfaces around the joints before work begins. Most jobs take a few hours, depending on how many joints need doing. Somewhere like Kennoway may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We trace the leak and confirm it’s a sealant joint.
- The failed silicone is cut out without marking the glass or frame.
- The joint is cleaned and degreased.
- A neutral-cure glazing silicone is applied and tooled.
- Each joint is checked and, where possible, water-tested.
Preparing for the visit
- Tell us about any previous sealing or DIY attempts
- Try not to wet indoor joints just before the visit
- Tell us about access, such as stairs, a lift or high-level joints
