What affects the cost of remedial sealant

The quote reflects the job in front of us. We take into account:

  • The number and length of the joints
  • Whether the work is at height
  • The type of sealant required
  • Whether there’s mould to deal with

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and give you a clear price before we start.

Helping us quote

Photos by email are helpful but not essential. Try to tell us:

  • If someone has resealed it before
  • If it’s domestic, commercial or a hotel
  • A few photos by email, if you can
  • Access, such as stairs, a lift or height

For a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. You will have a clear quote before we start.

Remedial sealant for homes and businesses in Kennoway

Two decades of sealant work means we recognise most failures quickly. We are ARBOMaster approved and fully insured, and every remedial job comes with a 12-month guarantee. We are often asked to deal with leaks that keep coming back after resealing and sealant peeling off a dusty or damp surface, on mouldy bath & shower sealant, failed movement joints and leaking tray & enclosure joints.

A bathroom in a place like Kennoway gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

All our work comes with our one-year guarantee, wherever you are in Fife.

Different surfaces, different methods

Worktops & kitchens

Kitchen joints hold grease and residue, so we spend extra time cleaning before resealing.

Movement & expansion joints

A sealant stuck to the back of the joint can’t stretch. Backing rod or bond-breaker tape prevents it, letting the sealant flex between the two faces.

Remedial sealant in Kennoway: local notes

Kennoway is within about 3 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Managing a site like Kirkland High School and Community College? Then we reseal washrooms and kitchens in schools and businesses as well as homes. Homes close to Kennoway Old Parish Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

Kennoway is about 5 miles east of Glenrothes, in Fife. Keeping the joints in good condition

After the cure time, these simple habits help:

  • Find out why the sealant failed first
  • Keep an eye on the ceiling below the bathroom
  • Clean sealant with mild products only
  • Don’t wait for a small gap to become a leak

Go easy on the new sealant: a mild cleaner and a soft cloth, with no blades or scourers.

Mould under a second layer of sealant keeps growing out of sight. When it finally shows, the whole bead needs to come out.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

Can you remove sealant that’s been put over old sealant?

Yes. We cut out all the layers and clean off the film, then the joint is resealed once.

Do I need to be at home?

It depends on the job. For work indoors, someone needs to let us in.

Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

What we are called out for in Kennoway

A lot of failed joints have been sealed over rather than replaced. New silicone cannot stick to the old bead, so the top layer lifts and water and mould collect between the two.

These are the problems we are asked about most:

  • A second bead peeling off the first
  • Mould trapped under a layer of silicone
  • Decorators’ caulk around a bath or shower
  • Repeat leaks from the same joint

If you let a flat or house near Cameron Bridge station, botched sealant from a previous quick fix is easier to strip out between tenants.

Questions to ask before booking

  • What the cure time is
  • How the joint is cleaned and prepared
  • What insurance they hold
  • How much experience the applicator has

The process

We bring everything the job needs with us. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a few hours for most joints, depending on how much old sealant has to come out. Outdoor work around Kennoway depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. First we find out how and where the joint has failed.
  2. We strip the joint completely, removing any layers below.
  3. Next, any mould is treated and the joint dried.
  4. Where the joint moves, backing and a flexible sealant suited to the movement go in.
  5. The new joint is tooled neatly and we explain anything else we found.

Getting ready for the visit

  • Try not to wet indoor joints just before the visit
  • Mention any parking rules near the property
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

Honest limits

We will always be straight with you, so here’s what sealant can’t fix:

  • Sealant in an older building that needs testing for asbestos first
  • Cracks in the fitting rather than the joint
  • Water damage behind tiles that needs a tiler

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.
