- Chipped and open joints in warehouse floors
- Skirting that has pulled away from the floor
Why act early in Inveraldie
Waiting until the next redecoration can mean a winter of draughts and dirt in the gaps. It’s a quick job to seal them now in most rooms. In an older home around Inveraldie, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.
What you get with us
- ARBOMaster approved applicator
- Trusted Arbo and Everbuild sealants
- White, clear, grey or coloured to suit, where the product allows

About our floor joint sealing in Inveraldie
In kitchens and bathrooms, the joint where the floor meets a bath panel, plinth or skirting takes mop water every day. We seal them with a flexible, water-resistant sealant. We work on concrete floor joints, wet room & bathroom floors and skirting boards, and people most often call us about failed joint filler in concrete floors and tiled floors with no room to move.
Around smaller Scottish places like Inveraldie, new homes tend to be single plots or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.
You are covered for a year from the day we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

How the visit works
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes a few hours for most rooms, longer for large commercial floors, including the tidy-up. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- First we check the joint and the floor and agree which sealant suits it.
- We take out any old caulk, sealant or grout along the line.
- The joint is cleaned, vacuumed and backed where depth needs controlling.
- The sealant goes in, chosen for the floor and coloured to suit it.
- Finally we tool it smooth and explain when the floor can be used and cleaned.
How to prepare
- Tell us if parking is tricky
- Tell us about any previous sealing or DIY attempts
- Mention any sign-in or site rules at work premises
How to get a quote
Every job is quoted individually, so start by telling us what you need. Just send an email to info@mrmastic.co.uk with the details and send pictures if you have them.
Advice
How the job changes by surface
Tiled floors
When grout cracks along a straight line, the floor is telling you it needs to move. We rake out that line and seal it where it suits the floor.
Skirting boards
Gaps between skirting and floor open as timber and floors move. A flexible sealant closes the gap without cracking in a colour to suit.
What affects the cost of floor joint sealing
Every job gets its own quote. This is what makes a difference:
- Access and height
- Which sealant suits the joint
- The size of the job
- Any working-time requirements on site
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
Helping us quote
Photos help, but a description is a good start. Try to tell us:
- The address or postcode of the job
- If it’s domestic, commercial or a hotel
- How we’d reach the joints
- Pictures of the joints, sent by email
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.
DIY sealant or a professional job?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
When it is not the sealant
Some problems need a builder, plumber or other trade rather than us:
- Water getting under the tiles from elsewhere
- Damaged concrete that needs breaking out and repairing
- Tiles that have lifted or broken
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before booking.

New homes and floors in Inveraldie
Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles. Across Dundee, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That is why the skirting and threshold joints need a flexible seal.
Schools such as Braeview Academy are buildings too, and entrance and corridor floor joints take a lot of traffic. For buildings such as Tealing Parish Church And Churchyard, floor and skirting joints in halls and kitchens wear like any others. Rented homes near Dundee station change hands often, and open skirting and floor joints collect dirt and water, so seal them while the property is empty.

How much does floor joint sealing cost in Inveraldie?
We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You will get a clear quote before work begins.
Do you remove the old sealant?
Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Are you ARBOMaster approved?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
Should I try DIY first?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Do you seal kitchen plinths to the floor?
Yes. Floor edges in bathrooms and kitchens get wet at every clean, so we seal them with silicone suited to wet areas.
