Signs you need floor joint sealing in Camperdown

Concrete floor joints break down when traffic runs over open or failed joints. Pallet trucks and trolleys knock the edges away and the joint gets wider.

Keep an eye out for any of the following:

  • Open joints that fill with dirt
  • Gaps at thresholds between rooms
  • Gaps opening between the floor and skirting
  • Cracked caulk along skirting in bathrooms and kitchens

If you let a flat or house near Invergowrie station, a tidy floor and skirting joint helps a rental look ready for the next tenant.

Floor joint sealing for homes and businesses in Camperdown

Every floor moves a little, so its edges need a joint that can flex. We seal skirting gaps, tiled floor movement joints and concrete floor joints with a sealant suited to the movement and traffic. We work on thresholds, wet room & bathroom floors and commercial floors, and the jobs we see most are tiled floors with no room to move and caulk that has cracked where the floor moves.

Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. In older homes, timber floors move through the year too.

You’re covered for a year from the day we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

What happens on the day

There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes a morning or an afternoon for most homes from start to finish. Outside jobs in Camperdown need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First, the floor type, the gap and the traffic are checked.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. The joint is tooled neatly and the cure time explained.

Joints and finishes in Camperdown homes

Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up. Across Dundee, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That is why the skirting and threshold joints need a flexible seal.

Managing a site like Menzieshill High School? Then entrance and corridor floor joints take a lot of traffic.

Your questions about floor joint sealing in Camperdown

Is Camperdown within the area you cover?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you cover Camperdown for floor joint sealing?

Yes, Camperdown is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

Why not just use caulk?

Because caulk cracks where there’s movement or water. Floor edges move through the year, so a flexible sealant suits them better.

How long will you be here?

It depends on the size of the job, but most jobs take a morning or an afternoon for most homes. We will tell you when we quote.

Do you guarantee your work?

Yes, for a year. If there’s a problem with our work in that time, tell us and we’ll put it right.

Will I be able to paint over the new joint?

Where you plan to paint, we do. Silicone in bathrooms and kitchens can’t be painted so mention it when you get a quote.

What information do you need?

A short description and the location, plus pictures if you have them. If we need more, we will ask.

Should I try DIY first?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.

What affects the cost of floor joint sealing

We don’t publish a price list. What we look at:

  • Access and height
  • Any working-time requirements on site
  • Which sealant suits the joint
  • How much old sealant there is and how hard it is to remove

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Asking for a quote

When you call or email, it’s useful to know:

  • The problem you’ve noticed
  • Access, such as stairs, a lift or height
  • The rough size of the job
  • A few photos by email, if you can

If you’re in Camperdown and need floor joint sealing, email us at info@mrmastic.co.uk. Tell us what the problem is and where, and we will agree the price before any work begins.

DIY sealant or a professional job?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Looking after it afterwards

Looking after new joints is easy:

  • Walk round the room once a year and look at the edges
  • Check the sealant is paintable before decorating
  • Mark off resealed joints in warehouses
  • Keep dirt out of the joints

Silicone sealant is not made to take paint. If the joint will be painted, tell us beforehand so we use a paintable sealant.

A gap under the skirting collects dust and lets draughts through. Sealing it keeps the room tidier and the edges sound.

Why deal with it now?

Waiting until the next redecoration can mean a winter of draughts and dirt in the gaps. Sealing them now is a short job in most rooms. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.
