Sand mastic for homes and businesses in Camperdown
Across Camperdown, we renew sand mastic around sash and case windows. Every joint is cleaned out and filled by hand, finished to suit the masonry. If you are dealing with old sand mastic that has cracked, crumbled or fallen out and window mastic to renew ahead of painting, we can put it right.
Mastic can only go onto a dry joint, so outside work in Camperdown depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.
You get a one-year guarantee, the same in Camperdown as everywhere else we work.

How we quote for sand mastic
Some jobs are bigger than they look, and some smaller. The main factors:
- The product the joint needs
- Whether the work is at height
- When we can work, for business premises
- Mould in or behind the old joints
What you pay reflects the work, not guesswork. That is why we ask about the job first and agree the price before starting.
What to tell us for a quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- The rough size of the job
- What the problem is, such as mould, gaps, leaks or cracking
- Whether it has been sealed before
- Where the job is, and your postcode
For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we will explain what’s involved.
How it works
On the day, we start by going over the job with you, so you know exactly what we are doing. Surfaces next to the work are protected before work begins. Most jobs take a few hours for a single window, longer for several. Outside jobs in Camperdown need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- We check each window surround and the condition of the joint.
- We rake out the old mastic and clean the joint.
- Large voids are packed out.
- New sand mastic is applied and shaped by hand.
- The finish is dressed neatly.
Before we arrive
- Tell us about any previous sealing or DIY attempts
- Keep children and pets away from the work area
- Tell us if parking is tricky

Looking after it afterwards
Simple care keeps the joints in good condition. We recommend:
- Have rotten timber repaired before new mastic goes in
- Clear gutters so water doesn’t pour onto the windows
- Do not run silicone over sand mastic
- Avoid heavy scraping on the mastic joint
Leave the new mastic alone while it firms up. It forms a skin fairly soon but needs longer to fully harden.
An open joint round the box lets weather through. Left, the gap tends to get bigger as more mastic falls out.
When it isn’t the sealant
New sealant cannot fix everything, and we’d rather say so up front. Sealant won’t put right:
- Broken panes
- Sashes that need overhauling
- Masonry that needs repairing
If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

What sand mastic looks like in Camperdown
Camperdown is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around older windows and doors, especially on the side facing the sea. Historic houses like Camperdown House (about 0.1 miles north-east) are a reminder that the area around Camperdown has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.
If you look after a building such as Menzieshill High School, the mastic around its windows and doors needs looking after like any other building’s. Historic houses such as Camperdown House, about 0.1 miles north-east, show how far back building around Camperdown goes. Rented homes near Invergowrie station change hands often, and any sash windows need sound mastic to keep draughts and rain out.
Camperdown is about 2 miles north-west of Blackness, in Dundee. From the centre of Camperdown to the outskirts, we cover sand mastic for every kind of property, from flats and houses to offices and hotels. Our Dundee coverage runs to 50 places, Camperdown among them.

Questions from Camperdown
Is sand mastic in a coastal place like Camperdown any different?
Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.
Do you cover smaller places like Camperdown?
Yes, Camperdown is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
What is sand mastic?
It’s the traditional filler for the joint round timber windows and doors. It combines sand with a linseed-oil-based binder.
Can you replace silicone on a period window with sand mastic?
Usually, yes. Once the silicone is out and the joint prepared we point it with sand mastic.
Is the work guaranteed?
All our work has a 12-month guarantee.
How long does sand mastic take to go off?
It takes a while. It skins first and hardens fully later, and we’ll tell you what to expect.
Do I need permission for sand mastic on a listed building?
It’s best to ask your local planning authority first. Sand mastic is often favoured as like for like but the decision is theirs.
Do you take out the old sealant first?
Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.
Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
Why deal with it now?
A silicone bead can be quicker, but on period stone or brick it often looks out of place. Sand mastic suits the building and blends with the stone or brick. Around Camperdown, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.
