Bridgefoot: your questions answered
Is Bridgefoot within the area you cover?
Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is Bridgefoot in your area for floor joint sealing?
Yes. Our work covers the whole of Scotland, and Bridgefoot is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.
What information do you need?
A short description and the location. If we need more, we’ll ask.
Where is Mr Mastic based?
We work from Crawley. We cover Bridgefoot and the rest of Dundee.
Why has a gap opened under my skirting?
Floors shrink and settle, especially in the first year or two and through the heating season opens the gap. Rigid fillers split, so we use a flexible sealant.
Do you use a paintable sealant?
Where you plan to paint, we do. Silicone does not take paint, so tell us your plans.
Can grout be replaced with sealant on a tiled floor?
Often, yes, where it suits the floor. The grout is raked out and replaced with a flexible sealant in a colour to suit.
Do you work on commercial floors?
Yes. Old filler is cleaned out and the joint resealed with a floor-joint product. Tell us what runs over the floor and we’ll quote.
Floor joint sealing in Bridgefoot
Floor joint sealing is mostly about choosing the right product and preparing the joint. Old caulk, grout or failed sealant comes out first, then clean, back and seal the joint. If you have cracked grout where a tiled floor needs a movement joint and threshold joints that have opened or worn, we can put it right, on wet room & bathroom floors, concrete floor joints and thresholds alike.
Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.
We stand behind the work with a 12-month guarantee.

Different surfaces, different methods
Concrete floor joints
Old filler, dust and debris are cleaned out of the joint, vacuuming them clean. We fit backing where needed.
Thresholds
Threshold joints get a lot of feet, so we choose a hard-wearing, flexible product and tool it flush.
What else we do in Bridgefoot
Floor joint sealing in Bridgefoot: local notes
Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles. Across Dundee, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. That’s why the skirting and threshold joints need a flexible seal.
If you look after a building such as Baldragon Academy, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.

Keeping the joints in good condition
After the cure time, these simple habits help:
- Act on grout cracks that run in a straight line
- Keep heavy wheels off new concrete joints until cured
- Keep floor cleaning water to a minimum at the edges
- Look at floor joints each spring
Keep heavy furniture from dragging across the joints. Dragging can tear the bead.
Once concrete joint edges start to break, wheels make it worse. Sealing them early protects the edges and the surface smoother.
Signs you need floor joint sealing in Bridgefoot
Floors and walls move a little with the seasons. Heating dries timber and opens gaps along the skirting and they change again in summer.
If you can see any of these, it’s time to have the joints looked at:
- Cracked caulk along skirting in bathrooms and kitchens
- Open gaps along the bottom of skirting boards
- Open joints that fill with dirt
- Worn sealant at door thresholds
Rented homes near Dundee station change hands often, and a tidy floor and skirting joint helps a rental look ready for the next tenant.

What we need to know
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- Access, such as stairs, a lift or height
- How many joints, rooms or windows are involved
- Any previous sealing or DIY work
- Photos by email, if that is easy
For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we’ll talk you through the work and give you a clear price.
Should I try it myself first?
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
How the visit works
The work is kept neat and contained to the joints we are treating, so you can get on with your day. Expect the work to take a morning or an afternoon for most homes, and we explain the cure time before we leave. Outdoor work around Bridgefoot depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We clear the edges of the floor so the joints are easy to reach.
