Window mastic near Bridgefoot

The process

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a morning for a couple of windows and a door and we leave things clean and tidy. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Window mastic in Bridgefoot

There are two joints on most windows. Outside, the mastic keeps rain out; the internal joint closes the gap to the plaster and stops draughts. Either or both can be done. Typical jobs include whistling draughts around closed windows and white mastic on grey or black frames, on uPVC windows, composite doors and patio & French doors.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

FAQs for Bridgefoot

I let a flat near Dundee station. Can you help?

Yes, landlords and agents are among the people we work for. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.

Do you cover smaller places like Bridgefoot?

Yes, Bridgefoot is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you remove the old sealant?

Yes, always, and completely. New sealant will not bond properly to old, so the joint is cleaned back first.

Where do you work from?

We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

Will resealing my frames help with draughts?

If the draught is coming in around the frame, yes. If it’s through the window’s own seals or a hinge, that is a different fix, and we will say so.

Do you have insurance?

Yes. Mr Mastic is fully insured.

Can I paint over the new sealant?

Not if it’s silicone. Tell us your decorating plans and we’ll pick a sealant to suit.

Can you seal the gap between the frame and the plaster indoors?

Yes. Draughts often come through the inside gap too, so it can be worth sealing both.

Should I try it myself first?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What affects the cost of window mastic

The quote reflects the job in front of us. We look at:

  • The number of rooms or windows
  • Any mould that needs treating
  • How easy the joints are to reach
  • Which sealant suits the joint

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Asking for a quote

To make quoting easier, let us know:

  • Whether it’s a home or a business
  • What the problem is, such as mould, gaps, leaks or cracking
  • Where the property is
  • Whether it has been sealed before

There’s no standard price list. Instead, your job gets its own clear quote. To arrange one, drop us a line at info@mrmastic.co.uk.

What sealant work can’t fix

In fairness, there are a few things sealant will not fix:

  • Worn gaskets, brush seals or a door that has dropped
  • Condensation trapped between the panes
  • A frame that has rotted at the joint

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before booking.

What we seal

  • uPVC windows
  • Patio & French doors
  • Composite doors
  • Timber windows & doors
  • Window sills
  • Aluminium frames

Why act early in Bridgefoot

Not every sealant suits a window. Decorators’ caulk and bathroom silicone aren’t designed for outside joints that move. A low-modulus exterior sealant keeps its stretch through hot and cold weather. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we’ll explain what it covers.

Signs you need window mastic in Bridgefoot

Sun, frost and rain wear sealant out. UV light hardens the outside of the bead, until it loses its stretch and starts to crack.

Any of these means the joints need attention:

  • Water coming in at the bottom corners of a door
  • White mastic on grey or black frames
  • Draughts coming in around windows and doors
  • Mastic that has split away from the wall

Camperdown House, about 1.8 miles south-west, is one of the historic houses in the wider area around Bridgefoot.

What your quote should include

  • When the joint can take water or movement
  • Which sealant they’ll use, and why
  • Whether they seal over old material or remove it
  • Whether VAT is included

10 questions to ask before booking

Frames and glazing around Bridgefoot

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

For site and facilities teams at buildings such as Baldragon Academy, its window and door frames need their mastic kept sound, just like a home’s. Letting a property close to Dundee station? Then renewing tired window mastic between tenants heads off draught and damp complaints.
