Trusted floor joint sealing in Craigton

About our floor joint sealing in Craigton

Gaps along the bottom of skirting are common in new and older homes alike. Decorators’ caulk usually cracks where there’s movement, so we use a flexible sealant that moves with the floor. We work on concrete floor joints, commercial floors and skirting boards, and people most often call us about open gaps along the bottom of skirting boards and grout cracking in a straight line across a floor.

Around smaller Scottish places like Craigton, new homes tend to be single plots or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

A one-year guarantee comes as standard, so you are covered after we’ve gone.

Landlord and commercial work in Craigton

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

If you manage several properties in or around Craigton, jobs at different addresses can go on one quote. Send us the addresses and the work at each.

Common problems we fix in Craigton

Water and dirt collect in open floor joints. In kitchens and bathrooms, mop water gets into the gap and can reach the subfloor.

Keep an eye out for these signs:

  • Gaps at thresholds between rooms
  • Concrete floor joints that have broken down
  • Skirting that has pulled away from the floor
  • Open joints around bathroom floor edges

Rented homes near Barry Links station change hands often, and gaps at skirtings and thresholds are worth sealing between tenancies.

10 questions to ask before you book

Floor joint sealing around Craigton

Floors around Dundee run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

If you look after a church, hall or community building such as Parish Church And Burial-Ground, floor and skirting joints in halls and kitchens wear like any others.

What affects the quote in Craigton

The price is agreed before any work begins. It’s based on:

  • How many areas need sealing
  • How much old sealant there is and how hard it is to remove
  • When we can work, for business premises
  • How much there is to do

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Helping us quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • How we’d reach the joints
  • Whether it’s a home or a business
  • The address or postcode of the job
  • What’s wrong with the joints now

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. Whenever you’re ready, drop us a line at info@mrmastic.co.uk.

Common questions in Craigton

Do you cover smaller places like Craigton?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Barry Links station. Can you help?

Yes, landlords and agents are among the people we work for. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

Do you seal warehouse floor joints?

Yes, including warehouses, units, shops and offices. Work can be planned around your hours, and out-of-hours work can be arranged.

Is it messy?

No. We work neatly, protect the area around the joints and tidy up afterwards.

What should I tell you?

Only a few details: where it is, what you’ve noticed and how we reach it. Then drop us a line at info@mrmastic.co.uk.

Can you quote for more than one area?

Of course. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.

Can you seal where the floor meets the bath panel?

Yes. Wet-area floor joints are sealed with a flexible, water-resistant silicone to keep mop water out.

When can I walk on the floor?

It depends on the product and the conditions. We give you the times for walking, cleaning and traffic when we finish so you can plan.

What we do, step by step

When we arrive, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before any work starts. The work generally takes a morning or an afternoon for most homes. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. We start by looking at the floor, the gap and the traffic, then choose the product.
  2. Old caulk, grout or sealant is removed from the joint.
  3. The joint is vacuumed clean, with backing fitted wherever depth matters.
  4. We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
  5. The joint is tooled to a neat finish and we tell you when it can take feet and a mop.

Preparing for the visit

Advice

What sealant work can’t fix

Sealant is not the answer to every problem, and we’ll tell you before work begins. Sealant won’t put right:

  • Loose, hollow or cracked tiles, which need a tiler
  • Floors that are uneven or need levelling
  • Cracked or broken concrete slabs

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Thresholds
  • Wet room & bathroom floors
  • Tiled floors
  • Skirting boards
  • Concrete floor joints
  • Commercial floors

Aftercare tips

Good habits help new joints last longer. Our tips:

  • Keep caulk for dry, still joints only
  • Vacuum floor joints regularly to stop grit building up
  • Mark off resealed joints in warehouses
  • Have a cracking tiled floor checked before tiles break

Check the joints after the first winter. Small gaps at the ends can be touched up.

In wet areas, an open floor joint lets water reach the subfloor. Resealing early keeps it out.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
