Floor joint sealing for Bucklerheads homes and businesses

Floor joint sealing in Bucklerheads

Wet-area floor joints keep water out of the gap behind skirting and plinths. A flexible silicone seal keeps it out so water and dirt cannot get in. Typical jobs include threshold joints that have opened or worn and grout used at the floor edge instead of sealant, across wet room & bathroom floors, commercial floors and tiled floors.

Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. In older homes, timber floors move through the year too.

Every job is covered by our 12-month guarantee, wherever you are in Dundee.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

What the job involves on each surface

Commercial floors

Commercial floors take more traffic than most homes. We talk through the traffic and choose a sealant suited to it.

Wet room and bathroom floors

Wet room floors rely on sound joints at the walls. We reseal it with a flexible silicone suited to wet areas.

How we quote for floor joint sealing

The quote reflects the job in front of us. We take into account:

  • The product the joint needs
  • Any working-time requirements on site
  • How easy the joints are to reach
  • Mould in or behind the old joints

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Helping us quote

Before you ask for a quote, have a think about:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Where the job is, and your postcode
  • The rough size of the job
  • If someone has resealed it before

Getting a quote is simple: let us know what needs doing and where. Photos by email help us understand the job, and we will take it from there.

Bucklerheads: your questions answered

Can you do floor joint sealing in Bucklerheads?

Yes. Our work covers the whole of Scotland, and Bucklerheads is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Do you cover smaller places like Bucklerheads?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done and you’ll get one quote.

Why does the gap under my skirting keep coming back?

Movement from drying timber and settling floors. Rigid fillers split, so we use a flexible sealant.

Do you use a paintable sealant?

For painted skirting, we use a flexible product that can be painted. Silicone won’t take paint, so we use it where the joint stays unpainted.

Are you insured?

Yes. We’re fully insured.

Do you seal warehouse floor joints?

Yes. Old filler is cleaned out and the joint resealed with a floor-joint product. Let us know about the traffic and we will quote.

Can you add a movement joint to a tiled floor?

Often, yes, where it suits the floor. The grout is raked out and replaced with a flexible sealant in a colour to suit.

Floor joint sealing in Bucklerheads: local notes

Across Dundee, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

If you let a flat or house near Balmossie station, gaps at skirtings and thresholds are worth sealing between tenancies. Managing a site like Braeview Academy? Then entrance and corridor floor joints take a lot of traffic.

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Lift furniture rather than dragging it across joints
  • Sweep along the edges of the floor
  • Ask before painting over a sealed joint
  • Get cracks along tile grout lines looked at early

Silicone sealant is not made to take paint. If the joint will be painted, tell us beforehand so we use a paintable sealant.

Small gaps are quick to seal. Left alone, they collect dirt and widen over time.

What happens on the day

On the day, we start by going over the job with you, so you know exactly what we’re doing. We protect the surfaces around the joints before any work begins. The work usually takes a few hours, depending on the length of joint. Around Bucklerheads, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. The room is cleared along the joints so we can reach them.
  2. We take out the cracked caulk, grout or old sealant.
  3. Edges are cleaned and dried.
  4. A flexible sealant suited to the floor is applied.
  5. We check the joints and explain the aftercare.

Before we arrive

  • Move anything stored near the joints
  • Let us know about parking restrictions
  • Try not to wet indoor joints just before the visit
