Bucklerheads Window Mastic
Our applicators work in Bucklerheads on mastic around window and door frames, sills and patio doors. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Whistling draughts around closed windows
- Cracked or shrunken mastic around the frame
- A bead that does not match the frame
Window mastic in Bucklerheads, done properly
The mastic around a window or door seals the gap between the frame and the wall. When it cracks, hardens or pulls away, draughts and rain get in. The old mastic is removed and the joint resealed with a flexible exterior sealant. Common call-outs are for gaps between the frame and the inside reveal and gaps where the sill meets the wall, across uPVC windows, aluminium frames and composite doors.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
Whatever the size of the job, it’s backed by our 12-month guarantee in Bucklerheads and across Dundee.

Bucklerheads questions
Do you cover smaller places like Bucklerheads?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is Bucklerheads in your area for window mastic?
Yes, Bucklerheads is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear price.
Can I add another job to the visit?
Yes, and it often makes sense. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.
What should I tell you?
A short description and the location, with photos by email if possible. If we need more, we’ll ask.
Do you have sealant for grey or black windows?
Yes. We can use white, brown, anthracite grey, black or clear, so the joint suits the frame.
I’m a tenant. Can you help?
Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.
When is the sealant fully cured?
Cure times vary by product and the temperature. Before we leave, we will tell you the cure time.
Do you work on first-floor windows?
Yes, where it’s safe. Higher or awkward frames may need extra access, and we’ll confirm what’s needed.
When it is not the sealant
We’d rather tell you now than do work that won’t last, so these are the limits:
- Draughts through the window seals rather than the frame
- Misting between the panes of a double-glazed unit (that needs a new unit)
- Broken hinges, locks or handles
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.
Surfaces we seal
- Patio & French doors
- Aluminium frames
- uPVC windows
- Composite doors
- Timber windows & doors
- Window sills
When to call us in Bucklerheads
Every frame moves through the day. A plastic or aluminium frame lengthens in sunshine and shortens as it cools, while the brick or render around it hardly moves. If the sealant can’t stretch, it splits.
Most people get in touch when they notice one of these:
- Mastic that is falling out in pieces
- Gaps where the sill meets the wall
- Mastic that has split away from the wall
- Water coming in at the bottom corners of a door
If you let a flat or house near Balmossie station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.
Comparing quotes
- Whether they’re fully insured
- Whether they seal over old material or remove it
- What the cure time is
- How the surfaces are prepared before sealing
Different surfaces, different methods
Timber windows & doors
Older timber windows in stone or brick can suit sand mastic rather than modern sealant. We will tell you which suits your home.
Patio & French doors
Not every patio door leak is a mastic problem: blocked drain slots, worn brush seals and threshold details can let water in too. We look for the cause first.
For landlords and businesses
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

Window mastic in Bucklerheads: local notes
Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
For site and facilities teams at buildings such as Braeview Academy, its window and door frames need their mastic kept sound, just like a home’s.

What happens if it’s left?
Not every sealant suits a window. Interior caulk and bathroom silicone are not made for exterior frame joints. A low-modulus exterior sealant keeps its stretch through hot and cold weather. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

What we do, step by step
On the day, we look over the joints with you first, so there are no surprises. Surfaces next to the work are protected before we start. Most jobs take a morning for a couple of windows and a door. Somewhere like Bucklerheads may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First, we go round the frames with you and agree the list.
- The old mastic is cut out and scraped back to clean surfaces.
- Where the gap is deep, backing rod goes in first.
- A flexible exterior sealant is applied in a colour to suit the frame.
- Every joint is tooled smooth and checked before we leave.

What affects the quote in Bucklerheads
We don’t publish a price list, because no two jobs are the same. What we look at:
- The old material and how stubborn it is
- The number of rooms or windows
- The amount of work
- Any working-time requirements on site
We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk.
