Window Mastic in Drumsturdy
Mastic around window and door frames, sills and patio doors in Drumsturdy, with a 12-month guarantee on every job. Ask us for a quote.
- Draughty joints inside around the window
- Cracked sealant at the sill ends
- Gaps left after new windows were fitted
When to call us in Drumsturdy
Joints that are too thin or too deep fail early. A skim of sealant over a wide gap soon tears, and a gap filled solid can’t flex. That is what backing rod is for.
These are the problems we’re asked about most:
- Cracked or shrunken mastic around the frame
- Rain getting in at the frame or under the sill
- Cold air getting in at the frame edge
- A bead that does not match the frame
In the older streets around Newbigging Parish Church And War Memorial, the joint between an old wall and a newer frame is generally the first place rain gets in.

About our window mastic in Drumsturdy
A cold draught around a closed window often comes from the frame edge. Resealing that joint can make a room feel noticeably less draughty. If the draught is through the window seals instead, we will tell you. We work on timber windows & doors, patio & French doors and composite doors, and people most often call us about water coming in at the bottom corners of a door and cracked or shrunken mastic around the frame.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

How to look after the new joints
Joint life depends on how it’s used and looked after. We suggest:
- Keep jet washers away from the mastic
- Check the mastic once a year
- Repaint timber before it’s bare
- Keep solvents and bleach off the sealant
Timber frames need their paint kept up, since wood that gets wet swells and shrinks more. Paint up to the joint, not over the silicone.
Water trapped behind a failed joint can start rot in timber frames and sills. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.
Drumsturdy questions
Does living near the coast affect window mastic in Drumsturdy?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.
Will you come out to Drumsturdy?
Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Do you hold any approvals?
Yes. We hold ARBOMaster approved applicator status.
Can resealing stop a draught around my window?
If the draught is coming in around the frame, yes. If it’s through the window’s own seals or a hinge, that is a different fix, and we will say so.
What does window mastic cost?
Size, access and the old material all affect the cost. Ask us for a quote and we will talk you through it.
Is it OK to seal over old sealant?
No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. It all has to come out first.
Can you seal the gap between the frame and the plaster indoors?
Yes, we do both. Inside, the joint between frame and plaster is sealed neatly, using a paintable sealant if you want to decorate.
Will the old sealant be removed?
Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
When something else is needed
Honest advice matters more to us than a booking, so here’s what new sealant won’t do:
- Damp problems in the wall away from the window
- Condensation trapped between the panes
- Draughts through the window seals rather than the frame
If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

Why act early in Drumsturdy
Failed mastic is not a reason to replace sound windows. If the frames and glass are in good order, resealing the joints is often all that is needed. Problems with the glass or gaskets are for a window company, and we’ll say so. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

What window mastic looks like in Drumsturdy
Drumsturdy is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.
For landlords with property near Monifieth station, renewing tired window mastic between tenants heads off draught and damp complaints. Schools such as Monifieth High School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

What affects the quote in Drumsturdy
Call for a quick quote. What matters most is:
- How easy the joints are to reach
- The number and length of the joints
- Which sealant suits the joint
- Mould in or behind the old joints
The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and give you a clear price before we start.
What to tell us for a quote
Photos by email are helpful but not essential. Try to tell us:
- Photos by email, if that’s easy
- If it’s domestic, commercial or a hotel
- How we’d reach the joints
- Whether it has been sealed before
Getting a quote is simple: let us know what needs doing and where. Photos by email help us understand the job.
The process
Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a few hours for a handful of frames, longer for a whole house. Outside jobs in Drumsturdy need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- First, we go round the frames with you and agree the list.
- The old mastic is cut out and scraped back to clean surfaces.
- Deep gaps get closed-cell backing rod to set the depth.
- A flexible exterior sealant is applied in a colour to suit the frame.
- We tool each bead neatly and check every joint is closed.
Preparing for the visit
- Mention any sign-in or site rules at work premises
- Keep children and pets away from the work area
- Tell us if parking is tricky
