Window mastic in Monikie, done properly

Around Monikie we seal all kinds of frames: from uPVC casements to timber and aluminium, along with patio doors, French doors and sills. The sealant is chosen to suit the frame material and the wall. We work on timber windows & doors, composite doors and uPVC windows, and people most often call us about a bead that doesn’t match the frame and mastic that’s falling out in pieces.

Outdoor sealant needs a dry surface, so window work around Monikie is planned around the weather. Tell us about access to all the windows and doors, upstairs included.

Each job carries a 12-month guarantee, large or small.

Monikie questions

Do you cover Monikie for window mastic?

Yes, Monikie is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

Do you work for landlords with property near Monifieth station?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.

Can you do the inside joint as well?

Yes, we do both. Indoors, we seal between the frame and the plaster or reveal, using a paintable sealant if you want to decorate.

Will the old sealant be removed?

Yes, every time. New sealant won’t bond properly to old, so the joint is cleaned back first.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We will tell you what we are using and why.

Is the work guaranteed?

Yes. Our 12-month guarantee covers every job.

Should I try DIY first?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Can you do several jobs on one visit?

Yes. More than one area can be quoted together.

What we’re called out for in Monikie

Water runs down the glass onto the sill, so the sill ends and the joint below the frame are common leak points. Failed sealant there lets rain into the wall or behind the frame.

Most people get in touch after spotting something like this:

  • A bead that does not match the frame
  • Mastic that has split away from the wall
  • Gaps where the sill meets the wall
  • Water coming in at the bottom corners of a door

Letting a property close to Monifieth station? Then renewing tired window mastic between tenants heads off draught and damp complaints.

What your quote should include

  • Are they insured?
  • How the colour is chosen
  • How long the guarantee is
  • How much experience the applicator has

10 questions to ask before booking

Surface by surface

Aluminium frames

Metal frames expand in the sun and are often slim, with little room for error. A neat, narrow bead in a colour to match keeps the clean look.

Window sills

Stone and concrete sills have their own joints, including the one between the sill and the frame above. Those are sealed with a product suited to stone or concrete.

Window mastic in Monikie: local notes

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

For an older house near a landmark such as Parish Church And Burial-Ground, the joint between an old wall and a newer frame is generally the first place rain gets in.

What affects the cost of window mastic

You’ll get a clear quote before we start. It takes into account:

  • The amount of work
  • Which sealant suits the joint
  • Working hours on commercial sites
  • Mould in or behind the old joints

We don’t show prices on the website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.

What we need to know

There’s no need for technical detail. Just tell us:

  • Roughly how big the job is
  • The type of property
  • How we’d reach the joints
  • What the problem is, such as mould, gaps, leaks or cracking

For a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. You’ll have a clear quote before any work starts.

Landlords, agents and businesses in Monikie

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

If you manage several properties in or around Monikie, several properties can be quoted together. Send us the addresses and the work at each, and photos by email help.

Why act early in Monikie

Failed mastic isn’t a reason to replace sound windows. Where the frames are sound, new mastic normally deals with draughts and leaks at the edges. Problems with the glass or gaskets are for a window company, and we will say so. In an older home around Monikie, damp from a failed joint can get into timber and plaster.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Why us?

  • Over 20 years’ experience
  • An ARBOMaster approved applicator
  • Full insurance on every job
  • Colour picked to suit the job

When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • Soft or decayed wood in the frame
  • Draughts through the window seals rather than the frame

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.

Joints and surfaces we work on

  • Aluminium frames
  • uPVC windows
  • Timber windows & doors
  • Patio & French doors
  • Composite doors
  • Window sills

How it works

Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a few hours for a handful of frames, longer for a whole house. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. Every joint is tooled smooth and checked before we leave.

How to prepare

  • Tell us about any water getting in
  • Tell us if parking is tricky
  • Clear items away from the joints we’re working on
