Gutter sealing in Monikie

Gutter sealing in Monikie: local notes

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

For landlords with property near Monifieth station, leaking gutter joints on a rental are best caught before they stain the walls. Homes close to Parish Church And Burial-Ground include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain.

Monikie is about 5 miles north-east of Broughty Ferry, in Dundee. Gutter sealing for homes and businesses in Monikie

A lot of gutter leaks come down to one tired joint. We clean out the joint, dry it and reseal it with a sealant made for guttering. If the gutter is broken or sagging, we’ll tell you. If you’re dealing with trim joints where the sealant has failed and water running down the wall below the gutter, we can help, whatever the surface.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

We stand behind the work with a one-year guarantee.

Common questions in Monikie

Is Monikie in your area for gutter sealing?

Yes. We work across all of Scotland, and Monikie is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear price.

Do you cover smaller places like Monikie?

Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Where is Mr Mastic based?

We work from Crawley. We cover Monikie and the rest of Dundee, along with the rest of our area.

Are you ARBOMaster approved?

Yes. We’re an ARBOMaster approved applicator.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we are using.

Is the work guaranteed?

All our work carries a one-year guarantee, and we are fully insured.

I rent my home. Can I book you?

Of course. Check with your landlord; we can send the quote to them too.

Is it messy?

Tidy work is part of the job. We protect what’s around the joints, and the area is left clean when we finish.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Leave it or put it right?

A dripping stop end can soak the wall right through the wet months. It’s a small job to put right compared with treating damp later. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • Gutters that have dropped or pulled away
  • A gutter length that has split
  • Roof leaks, slipped tiles or failed flashing (a roofer’s job)

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.

The process

Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours, depending on the number of joints and the access. Around Monikie, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We look at where the water is coming from and check the gutter isn’t broken or sagging.
  2. Old sealant and dirt are removed from the joint.
  3. The area is dried so the sealant can bond.
  4. Gutter or exterior sealant is applied and finished.
  5. We check the run and clear any debris we find while we are there.

Advice

Quotes for gutter sealing in Monikie

The price is agreed before any work begins. It’s based on:

  • The type of sealant required
  • How easy the joints are to reach
  • How many areas need sealing
  • The size of the job

We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk.

Asking for a quote

Before you ask for a quote, have a think about:

  • How many joints, rooms or windows are involved
  • The problem you’ve noticed
  • If it’s domestic, commercial or a hotel
  • Any access issues, like height or stairs

For a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will give you a clear price before any work starts.

Looking after it afterwards

After the cure time, these simple habits help:

  • Have sagging gutters refixed early
  • Check fascia and soffit joints for gaps
  • Clear leaves and moss from the gutters
  • Get leaks sealed before the wet months

Keep the gutters clear of leaves and moss so water does not sit on the joints. Water left in a gutter tests every joint.

Once roofline sealant splits, water can get behind it. Sealing it early keeps the boards behind dry and the wall below.
