Barns of Claverhouse homes and their sealant

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Sandstone tenements are a big part of Dundee’s housing, where a failed bath or shower seal can reach the flat below.

Letting a property close to Dundee station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Homes close to Mains Parish Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

Barns of Claverhouse is about 2 miles north of Dundee, in Dundee. Barns of Claverhouse gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. 50 places in Dundee are on our list, large and small.

Bathroom resealing for homes and businesses in Barns of Claverhouse

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through and into the wall or floor. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on sinks & splashbacks, basins & vanity units and kitchen worktops & upstands, and the jobs we see most are a messy, uneven bead from a previous reseal and a reseal done over the top of the old bead.

A bathroom in a place like Barns of Claverhouse gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

You’re covered for a year from the day we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

What the job involves on each surface

Wet rooms

In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

Baths

Acrylic baths flex the most, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.

The process

On the day, we look over the joints with you first, so you know exactly what we’re doing. We protect the surfaces around the joints before we start. The work usually takes half a day or less for one room, longer when the kitchen is included. For a place like Barns of Claverhouse, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Preparing for the visit

  • Keep pets and children clear of the area while we work
  • Let us know about earlier repairs to the joints
  • Move anything stored near the joints

Advice

Questions from Barns of Claverhouse

Can you do bathroom resealing in Barns of Claverhouse?

Yes, Barns of Claverhouse is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.

Will you come out to Barns of Claverhouse?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you guarantee your resealing?

Yes. All our work comes with a 12-month guarantee.

Do I need to be at home?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

Are you fully insured?

Yes. Full insurance covers our work.

Can I choose the colour of the sealant?

Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.

Can you just seal over the old silicone?

No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.

Do the sealants smell?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

What we can’t put right

We will not take on work that will not last, so these are the limits:

  • Failed grout lines across the wall
  • Loose or hollow tiles, or failed tanking behind them
  • A bath or tray that moves because it is not properly supported

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before booking.

For landlords and businesses

Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

How we quote for bathroom resealing

For a quick quote, just ask. The main things that affect it are:

  • Whether there’s mould to deal with
  • Whether the work is at height
  • The size of the job
  • How many areas need sealing

The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts, so you know where you stand.

Helping us quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • The type of property
  • Photos by email, if that is easy
  • Where the property is
  • If someone has resealed it before

Keeping the joints in good condition

So the new joints stay in good condition:

  • Wait for the cure time we give you
  • Keep scourers and sharp tools away from the bead
  • Stick to a soft cloth and a mild cleaner
  • Run the extractor fan during and after every shower

Keep bottles and razors off the sealant line, as they hold water against it. A quick squeegee after showering keeps water from sitting on the joint.

Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

Common problems we fix in Barns of Claverhouse

Plenty of failed sealant has been laid over the top of older sealant. New silicone won’t bond to old silicone, so it peels, leaks and hides mould behind it.

The problems people generally mention when they call are:

  • Two layers of silicone, both failing
  • Cracked, shrunken or lifting silicone
  • Water getting behind the kitchen upstand
  • Gaps where the bath or tray has moved

Managing a site like Baldragon Academy? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
