How we handle bathroom resealing in Balgay
Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. Typical jobs include a bead that has pulled away from the tiles and water getting behind the bath panel, on shower trays & enclosures, wet rooms and baths.
Tenement flats are common in all four of Scotland’s big cities, alongside houses and newer flats. With flats above and below, a leak from a tired seal can reach the flat underneath, and that is as true in Balgay as anywhere in the city.
There’s a 12-month guarantee on every job, large or small.

Can I do it myself?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Landlord and commercial work in Balgay
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
We also work for property managers and facilities teams in Balgay and across Dundee. We can quote a run of properties together, and we’re fully insured for the work.
Why it’s worth doing now in Balgay
The difference in a professional reseal is mostly what you do not see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead will not last. In a tenement flat in Balgay, a failed seal is rarely just your problem: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.
What you pay reflects the work, not a rough estimate. That is why we ask about the job first.

Can you do several jobs on one visit?

What bathroom resealing looks like in Balgay
Balgay is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.
If you live in an older home near St Mary's R.C. Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you let a flat or house near Invergowrie station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Schools such as Menzieshill High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

When something else is needed
We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:
- Cracks in the tray itself rather than the joint
- A tray that rocks until it’s re-bedded
- Cracked or missing grout between tiles (that’s regrouting)
If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before booking.

How it works
Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a morning or an afternoon for most single baths and showers. For a tenement in Balgay, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.
Before we arrive
- Let us know if you’ve seen damp or leaks
- Let us know about stairs, lifts or work at height
- Mention any sign-in or site rules at work premises

Baths
The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone, tooled so water cannot sit on it.
Wet rooms
In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.
How we quote for bathroom resealing
You’ll get a clear quote before work begins. It takes into account:
- Access and height
- The type of sealant required
- The size of the job
- The number of rooms or windows
Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.
Asking for a quote
You don’t need to know the technical terms. It helps if you can tell us:
- The address or postcode of the job
- The rough size of the job
- The type of property
- What the problem is, such as mould, gaps, leaks or cracking
Asking for a quote is easy: tell us what needs doing and where. Photos by email help us understand the job, and we will take it from there.
