About bathroom resealing in PH14
We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the bead isn’t stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. We work on basins & vanity units, wet rooms and sinks & splashbacks, and people most often call us about gaps between the worktop and the wall and leaks into the floor or ceiling below.
Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes half a day or less for one room, longer when the kitchen is included.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Bathroom resealing across PH14: local notes
PH14 has homes of every age, old and new, with plenty of rented property in places like Inchture. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
We work across all of Scotland, from the cities to the islands, and PH14 is part of that. Longer journeys are planned in advance, and outdoor work around the weather.
Inchture: Letting a property close to Invergowrie station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Homes close to Inchture Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.
Quotes for bathroom resealing in PH14
Call for a quick quote. What matters most is:
- How many areas need sealing
- Working hours on commercial sites
- How much old sealant there is and how hard it is to remove
- The type of sealant required
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.
Helping us quote
There’s no need for technical detail. Just tell us:
- Pictures of the joints, sent by email
- Any access issues, like height or stairs
- The type of property
- The rough size of the job
Quotes start with a quick conversation. Describe the problem, the location and the size of the job. Whenever you are ready, send an email to info@mrmastic.co.uk.
How the job changes by surface
Sinks & splashbacks
Where a splashback meets the worktop, there’s a joint that catches every splash. It’s resealed in white, clear or a colour to suit.
Kitchen worktops & upstands
Worktop joints get wet and wiped every day. We seal them in a colour that suits the worktop.
DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.
Leave it or put it right?
A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, turning a small job into a building repair.
What your quote should include
- Is the old sealant removed completely?
- How long to leave it before use
- Whether you can choose the colour
- How the surfaces are prepared before sealing
How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Squeegee the walls and tray after use
- Check the joints every few months for splits or lifting
- Stick to a soft cloth and a mild cleaner
- Do not let bottles sit on the bead
Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.
A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.
PH14: your questions answered
Will it make a mess?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
Do you work for letting agents?
Yes. We work for homeowners, landlords, letting agents, businesses and hotels in PH14.
Can I do it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Does someone need to be in?
For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you don’t need to watch us work.
Do you work for hotels and businesses?
Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.
How long does it take to reseal a bath or shower?
One bath or shower is around two hours’ work, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.
