About our sand mastic in Inchture

We renew sand mastic around sash windows and doors set in stone or brick. Out comes the old, loose mastic, and new mastic is applied and shaped by hand. We work on period & listed homes, tenement windows and timber door frames, and people most often call us about gaps where the frame meets the masonry and wind and rain getting in round a sash window.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Whatever the size of the job, you get the same one-year guarantee in Inchture and across Perth and Kinross.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Ask a joiner to look at soft timber first
  • Check with your local planning authority if your home is listed
  • Take care around the mastic when scraping paint
  • Keep sills and gutters clear so water drains away

Make sure water drains away from the window surround. Water sitting against the mastic shortens its life.

Small cracks are a sign the mastic is ageing. It’s easier to renew it before it drops out.

What happens on the day

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes a few hours for a single window, longer for several from start to finish. Around Inchture, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We check each window surround and the condition of the joint.
  2. The joint is raked out and cleaned.
  3. Large voids are packed out.
  4. New sand mastic is applied and shaped by hand.
  5. The finish is dressed neatly.

Preparing for the visit

  • On commercial sites, let us know about site rules
  • Plan for the work area to be out of bounds to pets and children
  • Mention any parking rules near the property

Inchture questions

Do you cover smaller places like Inchture?

Yes. Inchture is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Does living near the coast affect sand mastic in Inchture?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Can I paint the new mastic?

Sand mastic is normally left unpainted, which is what traditional guidance recommends. Ask us before decorating.

Will it make a mess?

No. The area is protected while we work and cleaned up afterwards.

Where is Mr Mastic based?

Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.

Can old silicone round a sash window be swapped for sand mastic?

Yes, it’s a common request. The old silicone has to come out completely so the mastic beds in well.

Do you take out the old sealant first?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

What guarantee comes with the work?

There’s a 12-month guarantee on every job.

Leave it or put it right?

Replacing sash windows is a big decision for a period home, and in listed buildings it may need consent. If the frames are sound, renewing the mastic deals with gaps and draughts at the surround. Around Inchture, water from a failed joint in an older stone home can soak into timber and plaster.

Leaving a failed joint normally makes the job bigger, not smaller. If you are unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Sand mastic in Inchture: local notes

Inchture is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around older windows and doors, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

If you live in an older home near Inchture Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Letting a property close to Invergowrie station? Then any sash windows need sound mastic to keep draughts and rain out.
