Inchture Remedial Sealant
We cover Inchture for removing failed, mouldy or leaking sealant and putting it right. Old material cut out, joints cleaned and sealed neatly.
- Smears and lumps from a botched reseal
- Sealant applied over old sealant that has lifted
- Kitchen joints letting water behind the worktop
Work for landlords, hotels and businesses
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.
How we handle remedial sealant in Inchture
If a joint has been resealed and is leaking again, it’s worth a proper look. Send pictures when you drop us a line at info@mrmastic.co.uk, and say how long ago it was last done. If you’re dealing with leaks that keep coming back after resealing and smears and lumps from a botched reseal, we can help, on botched or over-sealed joints, leaking tray & enclosure joints and mouldy bath & shower sealant alike.
For a place like Inchture, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Bathrooms and kitchens in Inchture
Inchture is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.
For an older house near a landmark such as Inchture Church, walls and floors in older homes can move, and sealant and grout show it first. For landlords with property near Invergowrie station, a joint that keeps failing is best fixed properly while the property is empty.
Inchture is about 7 miles west of Dundee, in Perth and Kinross. From the centre of Inchture to the outskirts, we cover remedial sealant for every kind of property. Our Perth and Kinross coverage runs to 107 places, Inchture among them. Our Dundee page covers work nearby.

What happens if it’s left?
A failed seal rarely means a new bathroom. When the fittings are sound, stripping and resealing the joints is often enough. Where something else has failed, you’ll hear it from us. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

Different surfaces, different methods
Leaking trays & enclosures
When failed joints are the cause, they’re all cut out and renewed, including the screen profile and tray edges.
Over-sealed & botched joints
Every layer has to come out, and silicone residue is cleaned off the tiles too. Only a clean joint will take a new bead.
When it isn’t the sealant
We’ll always be straight with you, so here’s what sealant cannot fix:
- Plumbing leaks behind walls or under trays
- A tray or bath that is cracked
- Sealant in an older building that needs testing for asbestos first
If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

Questions from Inchture
Is Inchture within the area you cover?
Yes, Inchture is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Is Inchture in your area for remedial sealant?
Yes. Our work covers the whole of Scotland, and Inchture is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Do you offer different sealant colours?
We help you choose a colour that suits. The choice depends on the product the joint needs.
Are you fully insured?
Yes, we are fully insured for domestic and commercial work.
Does someone need to be in?
It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
Can you take off two layers of silicone?
Yes. Stripping layered sealant takes longer than a normal reseal, but it’s the only way the new joint will last.
What do you need from me for a quote?
Let us know what needs doing and where, plus pictures if you have them. We’ll ask anything else we need to know.

What happens on the day
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for a typical bath or shower, longer where several layers have been applied. Outside jobs in Inchture need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
- Old beads and residue are removed down to clean surfaces.
- Mould is treated and the joint dried.
- We reseal with a product suited to the joint, backed where needed.
- The joint is tooled and you’re told about anything else we found.
Preparing for the visit
- Tell us if parking is tricky
- Try not to wet indoor joints just before the visit
- Clear the area around the work

Aftercare tips
No joint lasts for ever, but care makes a real difference. Our tips:
- Never fill a movement joint with mortar or grout
- Report a tray that rocks or a worktop that lifts
- Use a soft cloth, not a scourer, on silicone
- Ask why a joint failed before redoing it
Ventilation keeps mould away from the new bead: run the fan during and after showers, or open a window.
Movement joints that have split let water into the structure, and the longer it’s left, the more the joint edges break down. Resealing while the edges are sound is simpler.
