Common problems we fix in West End

Sealant applied too thin, without the backing its detail needs, or onto dust won’t perform as it was tested. We see plenty of fire stopping that was hurried, especially where it was squeezed in at the end of a project.

These are the problems we’re asked about most:

  • Damaged fire sealant left by other trades
  • Unsealed gaps where pipes and cables go through a wall
  • Open gaps behind door architraves
  • Gaps left after a refit or conversion

If you look after a building such as Harris Academy, fire-stopping around service openings should be restored whenever new services go in.

What your quote should include

  • How the surfaces are prepared before sealing
  • When the joint can take water or movement
  • How much experience the applicator has
  • Is VAT in the price?

Fire rated sealant in West End, done properly

Deciding which gaps need fire stopping isn’t our role; your assessor, designer or building control sets that out. Our part is applying the specified sealant carefully, to the right depth and with the right backing. We work on pipe & cable gaps, plasterboard & masonry and linear gaps, and people most often call us about cracked or shrunken fire-rated sealant and standard silicone or caulk in a fire-stopping gap.

In a Scottish city, commercial sealant work covers offices, hotels, student accommodation, care homes and factored tenement blocks. For a building in West End, the job might be washroom resealing or fire-rated sealant around service openings.

Big or small, it’s backed by our one-year guarantee.

What affects the cost of fire rated sealant

The price is agreed before any work begins. It takes into account:

  • When we can work, for business premises
  • Whether there’s mould to deal with
  • Which sealant suits the joint
  • The amount of work

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and agree the price before starting.

Helping us quote

To make quoting easier, please include:

  • Whether it’s a home or a business
  • The rough size of the job
  • A few photos by email, if you can
  • How we’d reach the joints

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.

Fire rated sealant around West End

If you run a hotel, guest house or holiday let in a coastal place like West End, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we do not certify buildings or carry out fire risk assessments.

Community buildings like St Peter's Mccheyne Church are part of the picture too: gaps around pipes and cables are worth checking after any building work there. Letting a property close to Dundee station? Then new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

West End is about 1 mile south-west of Dundee, in Dundee. From the centre of West End to the outskirts, fire rated sealant is available for homes and businesses alike, from flats and houses to offices and hotels. Our Dundee coverage runs to 50 places, West End among them.

All of DD2 and DD1 is covered for fire rated sealant, from the main roads to the quietest streets. If you need fire rated sealant at a property on Tait's Lane, Ashbank Road and Ryehill Lane or anywhere close by, our applicators can take on the job. We also cover the places around West End: Blackness (1 mile north), Dundee (1 mile north-east), Stobswell (2 miles north-east), Woodside (2 miles north-east) and Downfield (2 miles north). Within a short drive, we also cover Broughty Ferry (5 miles east), Monifieth (7 miles east), Barnhill (6 miles east), St Marys (3 miles north), Pitkerro (3 miles north-east) and Whitfield (3 miles north-east).

Aftercare tips

How long the joints last depends on use and care. Here’s what we suggest:

  • Never patch a fire seal with standard sealant
  • Report cracked or damaged seals as soon as you notice them
  • Ask every contractor to reseal any fire stopping they disturb
  • Check whether a sealant can be painted before decorating over it

Avoid covering a sealed gap with anything that isn’t part of the tested detail. Repairs should use a matching fire-rated product. We can tell you which product we used.

Open gaps don’t only matter in a fire: they also let noise, draughts and sometimes pests through. Sealing them early helps on every front.

How the job changes by surface

Flats and HMOs

In occupied buildings, we plan the order of work with you. We agree access to each flat and the common parts before work begins.

Door frames

Behind most architraves is a gap between frame and wall. Where it’s open, we seal it to the product’s details for that gap size so the architrave can be refitted.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Why act early in West End

Leaving a gap until a refurbishment comes round can mean years with it open. Sealing the gap now is a contained job on its own that does not depend on other work. Scottish rain finds any gap around a frame or wall joint, and in West End, damp can spread through stone and plaster before anyone sees it.

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

Why us?

  • We leave the area clean and tidy
  • Any old sealant cut out fully, not covered over
  • A 12-month guarantee on all work
  • Anti-fungal sanitary silicone in wet areas

West End: your questions answered

Do Scottish building rules affect fire-rated sealant work in West End?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Do you work for landlords with property near Dundee station?

Yes, we work for landlords and agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Do you do fire sealant around door frames?

Yes. Gaps behind architraves are a common job for us. Doors, seals and closers need a door specialist.

Will it make a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

How long does fire rated sealant take?

It depends on the size of the job, but most jobs take anything from a few hours to several days, depending on how many gaps there are. We will tell you when we quote.

Do you work in West End?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes West End.

Do you certify the fire stopping?

Ratings and certificates are not something we issue. What’s required is set by your assessor or designer, and the product’s tested details show what it achieves; we install to those details and record what we did.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.

What we do, step by step

Before we leave, we go over the finished joints with you. The visit itself usually takes anything from a few hours to several days, depending on how many gaps there are, depending on the size of the job. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. For a job in West End, tell us the floor, how the door entry system works and where we can park nearby.

  1. Access to each area is agreed so the work can run in order.
  2. We take out any damaged or unsuitable sealant.
  3. Dust and loose debris are cleaned from each gap.
  4. We apply and tool the sealant to the product’s tested detail.
  5. We record what was done and flag anything that needs a different system.

Getting ready for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any leaks or damp you’ve noticed
  • Let us know about earlier repairs to the joints
