About our external mastic in Pitkerro

Movement joints let brickwork, render and cladding expand and shrink without cracking. The sealant in it has to stretch and squeeze for years, so once it splits or hardens, the joint stops working and water gets in. If you’re dealing with cracked joints where brick meets render or frames and rigid filler in a joint that should flex, we can help, on façade panels, joints between brick and frames and copings & trims alike.

Gutters and downpipes on tall city tenements are a long way up, so a leaking joint can run down the stone for months before anyone notices. For a building in Pitkerro, access is planned first, and shared parts may need the other owners to agree.

Every job is covered by a 12-month guarantee.

What affects the quote in Pitkerro

The price is agreed before any work begins. It’s based on:

  • Whether old sealant or filler has to be cut out
  • Any working-time requirements on site
  • Any mould that needs treating
  • Whether the work is at height

The cost depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • If someone has resealed it before
  • What the problem is, such as mould, gaps, leaks or cracking
  • A few photos by email, if you can
  • The rough size of the job

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email photos if that is easy.

What we do, step by step

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes a few hours for a handful of joints, longer for a whole elevation. Parking in city streets around Pitkerro can be tight or controlled, so it helps to know about permits or nearby bays. If you are in a flat, let us know how we get in at the street door.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Clear items away from the joints we’re working on
  • Let us know about stairs, lifts or work at height

Why deal with it now?

It often makes sense to reseal all the failing joints on an elevation together. Joints of the same age tend to fail together. Private landlords in Pitkerro must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Why Pitkerro customers choose us

Pitkerro buildings and the weather

Pitkerro is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Under the Tenements (Scotland) Act 2004, shared parts of a tenement, such as the roof and outside walls, are looked after by the owners together, and many buildings use a factor to arrange it. The title deeds set out which parts are common.

Rented homes near Dundee station change hands often, and split movement joints are easy to miss on a rental until damp shows inside. Managing a site like Craigie High School? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. In the older streets around St Ninian's Episcopal Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.

Surface by surface

Cladding and façade panels

Cladding and façade panels are generally separated by sealed joints. Each joint gets a sealant that suits the panel and its movement.

Concrete and blockwork

Big joints in concrete need careful depth control. We size the backing rod to the gap so the sealant isn’t too deep.

What we can’t put right

Sealant is not the answer to every problem, and we’d rather say so up front. It will not solve:

  • Render that is blown, hollow or coming away
  • Subsidence or other structural problems
  • Rising or penetrating damp from elsewhere in the wall

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.

Joints and surfaces we work on

  • Render & cladding joints
  • Brickwork movement joints
  • Façade panels
  • Copings & trims
  • Joints between brick and frames
  • Concrete & block

Keeping the joints in good condition

A little care helps the new joints last. We recommend:

  • Have failed joints looked at early
  • Avoid pressure-washing directly into sealant joints
  • Point out the joints to other trades
  • Look over the joints every year, ideally after winter

Do not let soil, plants or ivy build up against the new joints. Damp material against the sealant shortens its life.

A joint that has stopped moving pushes the movement elsewhere, often as cracks near the joint. Resealing it early helps prevent that.

Your questions about external mastic in Pitkerro

Who arranges sealant work on the shared parts of a tenement in Pitkerro?

It usually goes through the owners together, or through the factor if the building has one. The Tenements (Scotland) Act 2004 covers the common parts where the deeds do not.

Does the coastal weather in Pitkerro affect outside sealant?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Will the new joint stand out?

The sealant colour is picked to suit the wall. Exterior sealants come in a good range of colours.

I’m a tenant. Can you help?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.
