Menzieshill External Mastic
Our applicators work in Menzieshill on sealing brickwork movement joints, render, cladding and façade joints. Old material cut out, joints cleaned and sealed neatly.
- Moss and dirt in joints with no sealant left
- Cracked joints where brick meets render or frames
- Joints pointed up with cement by mistake
External mastic in Menzieshill, done properly
External mastic is a job where short cuts show quickly. New sealant over old, joints packed with mortar and beads with no backing rarely last long. We take the old material out and do it properly. We work on render & cladding joints, copings & trims and joints between brick and frames, and common reasons people get in touch are leaking joints around cladding and façade panels and weathered mastic that no longer stretches.
Stone-built tenements in Scotland’s cities share their roof, gutters and outside walls between every flat in the building. In Menzieshill, work on shared parts of a tenement is normally agreed between owners, often with a factor arranging it.
All our work comes with a one-year guarantee, wherever you are in Dundee.

Keeping the joints in good condition
How long the joints last depends on use and care. Here’s what we suggest:
- Leave the joints unpainted unless we’ve said otherwise
- Walk round the building once a year and look at the joints
- Make sure movement joints are not pointed over
- Do not let climbing plants root in the sealant
If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They should be kept open and resealed, not filled.
Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage which cost more to put right than the joint.
Why deal with it now?
Running new sealant over the old bead rarely lasts. New sealant doesn’t bond well to old, weathered sealant, so the old joint is cut out fully first. Private landlords in Menzieshill must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

Outside joints around Menzieshill
Menzieshill is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Historic houses like Camperdown House (about 1.3 miles north) are a reminder that the area around Menzieshill has older buildings as well as new. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.
Rented homes near Invergowrie station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets. Schools such as Menzieshill High School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s.

Can I do it myself?
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
What we are called out for in Menzieshill
Joints sealed without backing rod, or far too deep, rarely last. Sealant bonded to three sides has nowhere to go and tears as soon as the joint widens.
If you can see any of these, it’s time to have the joints looked at:
- Plants rooting in failed movement joints
- Movement joints with cracked, split or missing sealant
- Failed sealant between panels on a façade
- Cracked joints where brick meets render or frames
Camperdown House, about 1.3 miles north, is one of the historic houses in the wider area around Menzieshill.

Menzieshill: your questions answered
I let a flat near Invergowrie station. Can you help?
Yes, we work for letting agents and landlords. Just email us at info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.
Is external mastic in a coastal place like Menzieshill any different?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
How do you reach high-level joints?
That depends on how high the joints are and the ground below. Ground-floor joints are simple; for higher work, tell us about the building and we will confirm what’s needed.
When is the sealant fully cured?
Many sealants skin over quickly but take longer to cure fully. We’ll tell you how long to leave the joint.
Will you leave a mess?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Should I try DIY first?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Can you quote for more than one area?
Yes. Tell us about everything you’d like done and we will quote it together.
Can new sealant go over the old?
No, it won’t last. It may look fine at first, but the new bead soon lifts. The old sealant has to come out completely.

How the job changes by surface
Brickwork movement joints
Brick walls have vertical movement joints to absorb expansion. We reseal them with a low-modulus sealant over backing rod.
Copings and trims
Coping joints that leak let water straight down into the wall. Resealing them is a small job that protects a lot.
What happens on the day
The work is kept neat and contained to the joints we’re treating, so you can get on with your day. The job generally takes a few hours to a few days, depending on the length of joint and the access. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Menzieshill, it helps to know the floor, the door entry arrangements and the nearest parking.
- We look at every joint and agree a colour to suit the wall.
- We take out the old sealant until the faces are sound.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- Primer is applied wherever the sealant needs it.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
Before we arrive
- Mention any tricky access
- Clear the area around the work
- For indoor joints, keep the area dry beforehand if you can
