External Mastic in Lochee
Our applicators work in Lochee on sealing brickwork movement joints, render, cladding and façade joints. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Sealant pulling away from one side of the joint
- Movement joints filled with mortar instead of sealant
- Rain getting behind render or cladding at a joint
Why act early in Lochee
Resealing a run of joints in one go is usually better than patching one at a time. They’ve weathered the same way. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.
The cost reflects the work involved, not guesswork. That’s why we ask about the job first and agree the price before starting.
What you get with us
- Old sealant always removed completely
- Sealant colour chosen to suit
- Sanitary silicone with an anti-fungal additive in wet areas
- White, clear, grey or coloured to suit, where the product allows

External mastic in Lochee, done properly
Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, and when it fails, the wall takes the strain and water finds a way in. We work on concrete & block, render & cladding joints and brickwork movement joints, and people most often call us about old sealant gone brittle and cracked and joints with sealant missing in places.
On a four-storey tenement, gutter joints are a long way from the street, and a slow drip can stain and soak the stone for a long time before it’s spotted. In Lochee, access needs planning, and work on shared parts may need the other owners’ agreement.
All our work is covered by a one-year guarantee.

Outside joints around Lochee
Lochee is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.
Rented homes near Dundee station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies. Homes close to Lochee Baptist Church include some older properties, and old and new materials meet at the roofline and walls, which is where sealant earns its keep. Schools such as Menzieshill High School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing.

How we quote for external mastic
We don’t publish a price list, because jobs vary so much. What we look at:
- Mould in or behind the old joints
- Access and height
- How many areas need sealing
- The number and length of the joints
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.
Helping us quote
Before you ask for a quote, have a think about:
- If it’s domestic, commercial or a hotel
- Any previous sealing or DIY work
- The problem you’ve noticed
- Roughly how big the job is
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.
Lochee: your questions answered
Who arranges sealant work on the shared parts of a tenement in Lochee?
It normally goes through the owners together, or through the factor if the building has one. The Tenements (Scotland) Act 2004 covers the common parts where the deeds do not, and we can quote for the factor or the owners directly.
Do you work for landlords with property near Dundee station?
Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.
What is backing rod for?
Backing rod goes into deeper joints as a matter of course. It controls the depth and stops the sealant bonding to the back so the bead can stretch.
What is a movement joint?
Walls move with heat, cold and moisture, and planned joints take up that movement. It’s closed with backing rod and a flexible sealant.
Can you reach joints on upper floors?
It depends on the building. Tell us the height, the number of joints and what’s below them, and we’ll confirm what access is needed.
When is the sealant fully cured?
That depends on the sealant used, so follow the cure time we give you when we finish.
Is the work guaranteed?
Yes: twelve months. If anything is not right with the work within the year, let us know and we will sort it.
Is it OK to fill a movement joint with cement?
No. A mortar-filled joint cannot move, so the movement cracks the wall elsewhere. Use a flexible sealant with backing rod.
Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

What else we do in Lochee
Keeping the joints in good condition
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Ask before painting over external sealant
- Fix overflowing gutters above sealed joints
- Keep soil, plants and ivy away from the joints
- Look over the joints every year, ideally after winter
Look over the joints once a year, ideally after winter. Watch for splits, edges coming away or growth in the joint.
An open movement joint lets rain into the wall every time it pours. Over time it can mean damp inside, stained render or frost-damaged brick which cost more to put right than the joint.
When it isn’t the sealant
Some problems need a builder, plumber or other trade rather than us:
- Cracked brickwork or render that needs a builder or plasterer
- Rising or penetrating damp from elsewhere in the wall
- Loose or hollow render, which needs re-rendering
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.
Surfaces we seal
- Joints between brick and frames
- Façade panels
- Brickwork movement joints
- Concrete & block

- Copings & trims
What we do, step by step
At the end, we look at the finished work together and explain the cure time. The visit itself normally takes anything from a few hours to several days, depending on the building, depending on the amount of work. Inside a flat in Lochee, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.
- First, the joints are inspected and the access agreed.
- We cut out the old mastic and rake out anything in the joint.
- Joint faces are cleaned back and primed if the sealant needs it.
- Backing rod sized to the joint goes in to set the depth.
- We apply the sealant, tool it and check the whole run.
Before we arrive
- For business premises, tell us about site rules or sign-in
- Mention any parking rules near the property
- Where the joints are inside, avoid wetting them before we arrive
