- Movement joints with cracked, split or missing sealant
- Weeds or debris growing in open joints
- Hard, crazed mastic that has stopped moving
External mastic for homes and businesses in Fowlis
A movement joint is a deliberate break that lets a wall expand and contract. The sealant in it has to stretch and squeeze for years, and when it fails, the wall takes the strain and water finds a way in. We are often asked to deal with joints with sealant missing in places and panel joints letting water in, across render & cladding joints, copings & trims and joints between brick and frames.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering.

Fowlis questions
Will you come out to Fowlis?
Yes, Fowlis is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Does the coastal weather in Fowlis affect outside sealant?
Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are usually the first to need attention.
Is it messy?
We keep the work tidy. We protect what’s around the joints, and we clear up when we are done.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint before resealing.
Can I add another job to the visit?
Yes. Just list everything you need.
Can you seal over the old sealant?
No, it will not last. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.
How do I get a quote for external mastic in Fowlis?
Every job is different, so each one gets its own quote. For a quick quote, drop us a line at info@mrmastic.co.uk and tell us what needs doing and where.
I’m a tenant. Can you help?
Of course. Check with your landlord; we can send the quote to them too.
When something else is needed
Sealant isn’t the answer to every problem, and we will tell you before we start. Sealant will not put right:
- Adding movement joints to masonry that has none
- Cracking across the wall rather than at a joint
- Failed render or damaged cladding panels
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

What happens on the day
You do not need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the work takes a few hours for a handful of joints, longer for a whole elevation in most cases. Outdoor work around Fowlis depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We start by walking round the building and agreeing the joints and the access.
- Every bit of old sealant and any mortar or debris is cut out.
- Joint faces are cleaned back and primed if the sealant needs it.
- Backing rod sized to the joint goes in to set the depth.
- We apply the sealant, tool it and check the whole run.
How to prepare
- Mention any tricky access
- Mention if the joints have been sealed before
- Mention any leaks or damp you’ve noticed

What happens if it’s left?
A failed movement joint lets water into the wall. Dealing with it early keeps the repair to the joint, instead of the wall and finishes around it. Around Fowlis, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.

What external mastic looks like in Fowlis
Fowlis is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. With historic houses such as Camperdown House (about 2.3 miles east) nearby, there’s older building stock in the area around Fowlis as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth.
For landlords with property near Invergowrie station, split movement joints are easy to miss on a rental until damp shows inside.

Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
What we’re called out for in Fowlis
A lot of failed joints come down to preparation: joint faces that were dusty or damp, unprimed where they needed it, or still carrying old sealant. The new sealant then lets go long before it should.
Most people get in touch when they notice one of these:
- Movement joints with cracked, split or missing sealant
- Gaps where render, brick and frames meet
- Rigid filler in a joint that should flex
- Water getting into walls through failed joints
Homes close to Fowlis Easter Church And Churchyard include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant.

Cladding and façade panels
Where a cladding system has its own specified sealant, we follow it, or one the system allows. Tell us what the building has when you get in touch.
Joints between dissimilar materials
Brick against render, concrete against metal, stone against timber: every change of material is a joint. A flexible sealant bridges the two.
