External Mastic in Liff
Our applicators work in Liff on sealing brickwork movement joints, render, cladding and façade joints. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Gaps where render, brick and frames meet
- Sealant pulling away from one side of the joint
- Weeds or debris growing in open joints
About our external mastic in Liff
Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible exterior sealant takes up that movement. Typical jobs include joints where the bead has come unstuck and panel joints letting water in, across brickwork movement joints, concrete & block and joints between brick and frames.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.
Big or small, it’s backed by our one-year guarantee.

Different surfaces, different methods
Render joints
Render is weaker at the surface than brick, so a low-modulus sealant is kinder to the joint edges. Priming is done where the sealant calls for it.
Concrete and blockwork
Concrete and block walls shrink as they dry and move with temperature. We reseal their joints with backing rod and a flexible product.
Walls and rooflines in Liff
Liff is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on movement joints and outside wall joints, especially on the side facing the sea. With historic houses such as Camperdown House (about 1.4 miles east) nearby, there’s older building stock in the area around Liff as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth.
For an older house near a landmark such as Old Parish Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep. For landlords with property near Invergowrie station, outside joints that have cracked can let damp into a rental, so check them between lets.

Common problems we fix in Liff
Buildings move more than people expect. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. All of that ends up in the joint sealant.
People normally contact us after spotting one of these:
- Damp patches traced to an open external joint
- Brick movement joints where the sealant has split
- Old sealant gone brittle and cracked
- Panel joints letting water in
Managing a site like Menzieshill High School? Then larger buildings have long runs of movement joint that eventually need resealing.

What affects the quote in Liff
The quote reflects the job in front of us. We take into account:
- The number and length of the joints
- When we can work, for business premises
- Which sealant suits the joint
- Whether there’s mould to deal with
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.
What to tell us for a quote
Before you ask for a quote, have a think about:
- How we’d reach the joints
- Any previous sealing or DIY work
- The address or postcode of the job
- What’s wrong with the joints now
We do not publish a price list, because every job is different. Instead, we give you a clear price for your job. To get started, send an email to info@mrmastic.co.uk.
The process
Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a few hours to a few days, depending on the length of joint and the access. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We look at every joint and agree a colour to suit the wall.
- We take out the old sealant until the faces are sound.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- We prime the faces where required.
- We gun in low-modulus sealant and tool it neatly.
How to prepare
- Mention if the joints have been sealed before
- Let us know if you’ve seen damp or leaks
- Mention any sign-in or site rules at work premises

How to look after the new joints
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Show decorators and builders where the movement joints are
- Clear growth from the base of walls and joints
- Have failed joints looked at early
- Check the sealant is paintable before painting near it
Have a quick look at the joints each spring. Watch for splits, edges coming away or growth in the joint.
If you can see gaps, plants or bare sections in a joint, have it checked. Early work is quicker and leaves a better finish.
Questions from Liff
Do you work for landlords with property near Invergowrie station?
Yes, we work for letting agents and landlords. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.
Does living near the coast affect external mastic in Liff?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Does someone need to be in?
It depends on the job. For work indoors, someone needs to let us in.
Do you do commercial work?
Yes. Larger jobs can be planned room by room or area by area to suit the site.
How long before the joint can be used?
It depends on the product. We tell you how long to leave it before we go.
Should I try DIY first?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Where is Mr Mastic based?
Our base is in Crawley, and we cover South East England, London and all of Scotland.
How much does external mastic cost in Liff?
It depends on the job, so we quote each one individually. To get one, send an email to info@mrmastic.co.uk with a short description of the job.
When something else is needed
A few problems are outside what sealant work can do:
- Cracking across the wall rather than at a joint
- Failed render or damaged cladding panels
- Damp that is not coming from the joint
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.
Surfaces we seal

Why it’s worth doing now in Liff
Water gets in through a failed movement joint, behind render and cladding. Dealing with it early keeps the repair to the joint, instead of the wall and finishes around it. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and give you a clear quote before any work starts.
