Gutter, fascia & soffit sealing in Liff, Dundee
Our applicators work in Liff on sealing leaking gutter joints, end caps, fascias, soffits and roofline trims. Old material cut out, joints cleaned and sealed neatly.
- Cracked sealant along roofline trims
- Water running down the wall below the gutter
- Garage door frames letting rain in
Why act early in Liff
A bead squeezed onto a wet joint might hold for a while, but it soon lets go. Cleaning out and drying the joint first is what makes it last. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.
Why book with us

- Full insurance on every job

Do you need gutter sealing in Liff?
Stop ends take pressure from water running along the gutter. If the seal fails, water escapes at the end and runs down the wall.
Most people get in touch when they notice one of these:
- Open joints in fascias and soffits
- Water running down the wall below the gutter
- Dripping gutter ends
- Failed sealant on a garage door frame
For an older house near a landmark such as Old Parish Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.

What gutter sealing looks like in Liff
Liff is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on gutter, fascia and roofline joints, which can dry out and crack sooner where a building faces the weather. Dundee’s older tenements are sandstone, and the city sits on the Firth of Tay, so gutter, fascia and roofline joints on walls facing the water can take plenty of weather.
Rented homes near Invergowrie station change hands often, and a dripping gutter joint or loose fascia trim is easy to miss until damp shows inside. Schools such as Menzieshill High School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

How the visit works
On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes anything from an hour or two to a few hours, including the tidy-up. Outdoor work around Liff depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- We find where the water is coming from and check the gutter is sound.
- The old sealant and dirt are cleaned out of the joint.
- The joint is dried before sealing.
- A gutter sealant is applied to the joint.
- We check the run and clear debris near the joints.

Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
What we can’t put right
A few problems are outside what sealant work can do:
- Cracked, split or warped gutter sections
- Gutters that have dropped or pulled away
- Leaks from the roof rather than a joint
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.
Surfaces we seal
- Soffit joints
- Garage door frames
- Gutter joints
- Roofline trims
- uPVC fascias
- Gutter end caps
How to look after the new joints
How long the joints last depends on use and care. We suggest:
- Keep ladders off the guttering
- Deal with a drip before winter
- Check fascia and soffit joints for gaps
- Keep downpipes clear
Make sure downpipes aren’t blocked, so water can get away. Blockages push water back along the gutter.
A leaking garage frame lets water reach stored items. Resealing the frame is a quick job while the frame is sound.
For landlords and businesses
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.
Your questions about gutter sealing in Liff
Will you come out to Liff?
Yes. Liff is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Does living near the coast affect gutter sealing in Liff?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
Which products do you use?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Do you work for hotels and businesses?
Yes, regularly. Larger jobs can be planned room by room or area by area.
Is there any odour?
It depends on the product. Some products have a noticeable smell, others very little.
Can tenants book the work?
We can work for tenants, landlords or agents. Get your landlord’s agreement first.
Will sealant fix a dripping gutter joint?
Generally, if the gutter is sound. The joint is cleaned and dried first so the sealant bonds.
How long before the joint can be used?
It depends on the product. We tell you how long to leave it before we go.
