Window mastic for Liff homes and businesses

Window mastic in Liff, done properly

Colour matters on a frame. We can seal in white, brown, anthracite grey, black or clear, so the bead blends with the window rather than framing it. If you’re dealing with gaps between the frame and the inside reveal and sealant in the wrong colour for the frame, we can help, on uPVC windows, timber windows & doors and window sills alike.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill.

Your job is guaranteed for a year, as with all our work.

When it isn’t the sealant

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • A sash or casement that will not close properly
  • A frame that has rotted at the joint
  • Penetrating damp from a failed cavity tray or render

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.

What we seal

  • Patio & French doors
  • Composite doors
  • Aluminium frames
  • Timber windows & doors
  • uPVC windows
  • Window sills

What we do, step by step

Every visit runs the same way: we check the joints, protect the area around them, carry out the job and tidy away. It usually takes anything from an hour or two to a full day, depending on how many frames there are. Outside jobs in Liff need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

How to prepare

  • Keep pets and children clear of the area while we work
  • Move anything stored near the joints
  • For business premises, tell us about site rules or sign-in

Advice

Windows and doors in Liff

Liff is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around window and door frames, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Rented homes near Invergowrie station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints. If you live in an older home near Old Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Liff is about 4 miles west of Dundee, in Dundee. We provide window mastic to homes and businesses in Liff. Across Dundee, we cover 50 places, Liff among them.

Work in DD2 works the same way as everywhere else we cover. If you need window mastic at a property on Church Road, Neddertoun View and Kirkcroft Brae or a nearby road, we can help. DIY versus a professional finish

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Common problems we fix in Liff

Water runs down the glass onto the sill, and the ends of the sill, where it meets the wall, are where it gets in. When that sealant fails, water gets into the wall or under the frame.

These are the problems we’re asked about most:

  • Cracked internal joints between frame and plaster
  • White mastic on grey or black frames
  • Black, perished sealant on frames
  • Leaking joints at the ends of sills

Schools such as Menzieshill High School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

How to choose a mastic man

Why deal with it now?

A quick bead over the top of old mastic looks like an easy fix, but it won’t grip old, dirty sealant. It soon lifts and the leak carries on behind it. The old mastic has to come out. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

What it costs depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before any work starts.

Liff questions

Does living near the coast affect window mastic in Liff?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Do you cover smaller places like Liff?

Yes. Liff is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can landlords and businesses book you?

Yes, we do. We work in homes, commercial premises and hotels.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint.

Do you have sealant for grey or black windows?

Yes. We can use white, brown, anthracite grey, black or clear, so the joint suits the frame.

What sealant do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Can you work on commercial sites?

Yes, regularly. Larger jobs can be planned room by room or area by area.

Is the work guaranteed?

Yes. All our work carries a 12-month guarantee, and we are ARBOMaster approved applicators.

Looking after it afterwards

After the cure time, these simple habits help:

  • Paint up to the joint, not over it
  • Keep drainage slots and sill grooves clear
  • Don’t aim a pressure washer at the joints
  • Keep solvents and bleach off the sealant

Keep sill grooves and drainage slots clear, so rain drains out rather than building up at the sealant.

Signs to watch for: split or missing mastic, gaps, damp patches inside or black mould on the reveal. Any of these is worth a call.

Landlords, agents and businesses in Liff

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll quote.
