Window mastic in Gowrie Park

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Window mastic in Gowrie Park, done properly

Homes in Gowrie Park have every kind of window: uPVC, aluminium, timber and composite, along with patio doors, French doors and sills. Each gets a sealant chosen for the frame and the wall it meets. We are often asked to deal with hard, cracked sealant around windows and leaking joints at the ends of sills, across patio & French doors, composite doors and timber windows & doors.

Sash and case windows are a feature of older tenements in all four Scottish cities, though many have since been replaced. Whether you are in a tenement flat or a house in Gowrie Park, the joint between frame and wall is what keeps the weather out.

What we cannot put right

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Condensation trapped between the panes
  • Penetrating damp from a failed cavity tray or render
  • Soft or decayed wood in the frame

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

How the visit works

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. Most jobs take a morning for a couple of windows and a door. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Gowrie Park, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • Tell us about any previous sealing or DIY attempts
  • Clear items away from the joints we’re working on

Aftercare tips

No joint lasts for ever, but care makes a real difference. A few tips:

  • Make sure the drainage slots aren’t blocked
  • Wipe condensation off the frames
  • Paint up to the joint, not over it
  • Use gentle cleaners on frames and sealant

Wipe the frames with soapy water when you clean the windows, and avoid solvent cleaners on the sealant.

Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. A new joint closes it up.

How the job changes by surface

Patio & French doors

Patio and French doors have the longest joints on most houses. Most leaks start at the bottom corners, so they get particular care.

Composite doors

A composite door generally sits in a plastic outer frame, and the joint around it is sealed like a window. We match the colour to the frame.

Common problems we fix in Gowrie Park

Some failures date back to when the windows were fitted. Sealant run over dust, wet brick or loose mortar didn’t grip properly, so it comes away long before its time.

Signs it’s time to call us include:

  • Gaps left after new windows were fitted
  • Damp patches on the reveal after heavy rain
  • Cracked or shrunken mastic around the frame
  • Old mastic that has gone black or come away

For site and facilities teams at buildings such as Menzieshill High School, its window and door frames need their mastic kept sound, just like a home’s.

Frames and glazing around Gowrie Park

Gowrie Park is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Dundee sits on the north bank of the Tay, and much of its older housing is sandstone tenements, so the mastic around window and door frames on walls facing the water can take plenty of weather.

Rented homes near Invergowrie station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. Historic houses such as Camperdown House, about 1.3 miles north, show how far back building around Gowrie Park goes, and older homes nearby need a sealant that suits their walls.

Questions from Gowrie Park

How is work on the outside of a tenement in Gowrie Park normally arranged?

The owners of the flats generally agree repairs to shared parts like the roof and outside walls, and many buildings have a factor to arrange it. Where the title deeds are silent, the Tenements (Scotland) Act 2004 fills the gaps. Your title deeds will say who owns the windows.

I let a flat near Invergowrie station. Can you help?

Yes. We work for landlords and agents as well as homeowners. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
