Window mastic for Ninewells homes and businesses

Window mastic in Ninewells, done properly

Every window and door frame has a gap around it, and mastic is what closes it. When it cracks, hardens or pulls away, draughts and rain get in. Our applicators cut it out and replace it with a flexible, weatherproof sealant. We work on composite doors, timber windows & doors and patio & French doors, and common reasons people get in touch are rain getting in at the frame or under the sill and gaps where the sill meets the wall.

Tenement flats in Scotland’s cities often have windows high above the street, where failing mastic is easy to miss. Access is the first thing to plan for a job in Ninewells.

A 12-month guarantee comes as standard, so you’re covered after we’ve gone.

What sealant work can’t fix

Some problems need a builder, plumber or other trade rather than us:

  • A frame that has rotted at the joint
  • Penetrating damp from a failed cavity tray or render
  • Faulty window hardware

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.

Surfaces we seal

  • Aluminium frames
  • Window sills
  • Composite doors
  • Timber windows & doors
  • Patio & French doors
  • uPVC windows

Different surfaces, different methods

Timber windows & doors

Soft or rotten wood cannot be sealed successfully. We’ll point out any rot we find, as that is a job for a joiner.

Patio & French doors

Not every patio door leak is a mastic problem: worn seals, blocked drainage slots or a poor threshold detail can be the cause. We look for the cause first.

Why deal with it now?

Redecorating is a good moment to renew the mastic. A clean new bead makes new paint or render look finished. In a tenement flat in Ninewells, a failed seal is rarely just your problem: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part.

What happens on the day

When we arrive, we look over the joints with you first. We protect the surfaces around the joints before any work starts. Most jobs take anything from an hour or two to a full day, depending on how many frames there are. Parking in city streets around Ninewells can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

Before we arrive

  • Mention any sign-in or site rules at work premises
  • Tell us about access, such as stairs, a lift or high-level joints
  • Move anything stored near the joints

Advice

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Make sure the drainage slots are not blocked
  • Walk round the house once a year and look at the joints
  • Keep paint off silicone joints
  • Ventilate rooms so frames do not stay wet inside

Clean the frames with mild soapy water, and avoid solvent cleaners on the sealant.

A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.

Common questions in Ninewells

Does living near the coast affect window mastic in Ninewells?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Do you work for landlords with property near Invergowrie station?

Yes. We work for landlords and letting agents as well as homeowners. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

Do you remove the old sealant?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

Will you leave a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

Which products do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we’re using and why.

Are you insured?

Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.

Can resealing stop a draught around my window?

If the draught is coming in around the frame, yes. If it’s through the window’s own seals or a hinge, that’s a different fix, and we’ll say so.

Is there any odour?

Sometimes, a little. Any smell clears as the sealant cures.

Quotes for window mastic in Ninewells

Jobs vary more than people expect. The main factors:

  • When we can work, for business premises
  • The size of the job
  • Whether the work is at height
  • The product the joint needs

What it costs depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

Helping us quote

What to tell us when you ask for a quote:

  • Photos by email, if that is easy
  • What the problem is, such as mould, gaps, leaks or cracking
  • Any previous sealing or DIY work
  • The rough size of the job

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. Whenever you’re ready, email us at info@mrmastic.co.uk.

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

What window mastic looks like in Ninewells

Ninewells is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Under the Tenements (Scotland) Act 2004, shared parts of a tenement, such as the roof and outside walls, are looked after by the owners together, and many buildings use a factor to arrange it. Windows normally belong to the flat, but the title deeds have the final say.

For landlords with property near Invergowrie station, renewing tired window mastic between tenants heads off draught and damp complaints. Schools such as Menzieshill High School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. Historic houses such as Camperdown House, about 1.5 miles north, show how far back building around Ninewells goes.
