Glazing silicone for Fowlis homes and businesses

Glazing silicone for homes and businesses in Fowlis

Cracked, stained or lifting silicone on glass spoils the look and lets water in. We remove it without scratching the glass or frame and reseal the joint. We work on glass-to-frame joints, glass-to-glass joints and shower screens, and people most often call us about conservatory leaks at frame and glazing joints and silicone pulling away from the glass.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

Fowlis: your questions answered

Do you work for landlords with property near Invergowrie station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Will you come out to Fowlis?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Where are you based?

We’re a Crawley-based firm. Our area covers South East England, London and Scotland.

Should I try DIY first?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Can you fix a leaking conservatory?

If the water is coming in through failed sealant joints, yes. If the cause is the roof, a panel or a unit, we will say so.

What should I tell you?

The location, the problem and the rough size of the job. Photos by email help too.

Will you leave a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

Is it possible to redo the silicone on a shower screen?

Yes, it’s a common job. The screen is resealed with anti-fungal silicone suited to bathrooms.

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

What happens if it’s left?

Topping up old silicone can look like a fix, but new silicone won’t bond to old, and the leak usually returns. A proper reseal is the lasting answer. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

How it works

You don’t need to clear the whole room or building, only the area right around the joints. We protect the rest, and the work takes a few hours for most jobs in most cases. Outdoor work around Fowlis depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We look at the glazing and agree which joints need resealing.
  2. Old sealant is removed from the glass and frame.
  3. The surfaces are cleaned with a suitable solvent.
  4. New glazing silicone goes in and is finished neatly.
  5. The joints are checked before we leave.

Preparing for the visit

  • Keep pets and children clear of the area while we work
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention if the joints have been sealed before

Advice

What glazing silicone looks like in Fowlis

Fowlis is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Rented homes near Invergowrie station change hands often, and glazing joints are worth checking at the end of a tenancy, before a small leak grows. In the older streets around Fowlis Easter Church And Churchyard, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Looking after it afterwards

Aftercare is simple:

  • Do not use a blade near the sealant
  • Check the silicone on glass every year or so
  • Open vents or windows to let moisture out
  • Use gentle products around the joints

Keep conservatory gutters clear so water doesn’t back up against the seals. Blocked gutters can push water where it shouldn’t go.

Do not leave lifting or mouldy silicone on glazing. Peeling silicone lets water in behind and the leak gets worse.

When it is not the sealant

It helps to know what we can’t do:

  • Condensation trapped between two panes
  • Leaks from the roof covering or flashing (a roofer’s job)
  • Rotten or badly damaged frames

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before booking.

How we quote for glazing silicone

Jobs vary more than people expect. What affects the quote:

  • Any working-time requirements on site
  • Whether the work is at height
  • The old material and how stubborn it is
  • How many rooms, windows or areas are involved

What it costs depends on the size of the job, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.

Helping us quote

You do not need to know the technical terms. Just tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Pictures of the joints, sent by email
  • How we’d reach the joints
  • Any previous sealing or DIY work

Call for a quick quote, or email us if that’s easier. Describe what needs sealing and we’ll talk you through the work.

Surface by surface

Glass-to-glass joints

Where two panes meet, the silicone joint takes all the movement. It must be clean, neat and well bonded.

Glass balustrade bases

The base of a glass balustrade is normally sealed. Failed sealant there lets water collect.
