Window mastic in Piperdam

Colour matters on a frame. White, brown, anthracite grey, black and clear sealants are all available, so the line suits the frame instead of standing out. If you have cracked internal joints between frame and plaster and leaking joints at the ends of sills, we can help.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.

There’s a 12-month guarantee on every job, large or small.

What affects the quote in Piperdam

Jobs vary more than people expect. The main factors:

  • How much there is to do
  • The product the joint needs
  • Any working-time requirements on site
  • The old material and how stubborn it is

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

What we need to know

There’s no need for technical detail. Just tell us:

  • How many joints, rooms or windows are involved
  • Photos by email, if that is easy
  • Where the property is
  • What’s wrong with the joints now

Every job is quoted individually. Simply email us at info@mrmastic.co.uk and describe the job.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

How the job changes by surface

Window sills

Where a sill meets brick or render, the ends often crack first. We reseal them so rain cannot run into the wall.

uPVC windows

Fitters’ mastic on plastic frames is sometimes thin and rushed. We cut it out, back any deep gaps and reseal properly.

Common problems we fix in Piperdam

Plenty of failed mastic was poorly applied in the first place. Sealant run over dust, wet brick or loose mortar never bonded as it should, so it comes away long before its time.

Common reasons people contact us include:

  • Damp patches on the reveal after heavy rain
  • Whistling draughts around closed windows
  • White mastic on grey or black frames
  • Untidy mastic left by window fitters

Letting a property close to Invergowrie station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

Our hiring checklist

What window mastic looks like in Piperdam

Dundee’s older tenements are sandstone, and the city sits on the Firth of Tay, so the mastic around window and door frames on walls facing the water can take plenty of weather. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

For an older house near a landmark such as Lundie Parish Church, the joint between an old wall and a newer frame is usually the first place rain gets in.

Piperdam questions

Can you help a landlord with a rental near Invergowrie station?

Yes, we work for landlords and letting agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.

Is Piperdam within the area you cover?

Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you get sealant to suit coloured frames?

Yes, we choose a colour to suit the frame. Anthracite grey, black, brown and white cover most frames, with clear as an option.

Do you take out the old sealant first?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

What sealant do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.

Where do you work from?

We’re based in Crawley, and we work across South East England, London and Scotland.

Do you guarantee window mastic?

Yes. Every job comes with our 12-month guarantee, and we are fully insured.

Is the new sealant paintable?

That depends on the product. Silicone is not paintable, but some hybrid sealants are. Mention any painting plans before any work starts.

Why act early in Piperdam

Redecorating is a good moment to renew the mastic. Fresh joints finish the job neatly. Around Piperdam, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Call for a quick quote and we will go through it with you.

What you get with us

  • Tidy, careful work
  • Full insurance on every job
  • Sanitary silicone with an anti-fungal additive in wet areas
  • A 12-month guarantee on all work

What sealant work cannot fix

We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:

  • A sash or casement that won’t close properly
  • Soft or decayed wood in the frame
  • Penetrating damp from a failed cavity tray or render

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before booking.

Joints and surfaces we work on

  • Patio & French doors
  • Aluminium frames
  • Window sills
  • Composite doors
  • Timber windows & doors
  • uPVC windows

What we do, step by step

Before we leave, we go over the finished joints with you. The work normally takes a few hours for a few frames, or a day or more for a whole house, depending on the amount of work. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. Every joint is tooled smooth and checked before we leave.

Getting ready for the visit

  • Clear the area around the work
  • Mention any sign-in or site rules at work premises
  • Tell us about any previous sealing or DIY attempts
