Fire rated sealant in Piperdam

In flats, HMOs, offices and schools, fire stopping is often disturbed by later work. One new cable or pipe can leave a gap that nobody goes back to seal. We seal them with a product tested for that kind of gap. Common call-outs are for door frames with gaps between frame and wall and open joints along the top of partitions, on pipe & cable gaps, door frames and plasterboard & masonry.

In a smaller place like Piperdam, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. All of them have washrooms, kitchens and fire-rated joints that need looking after.

The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Why act early in Piperdam

A quick fill with any sealant to hand is not fire stopping. A fire-rated product only performs as tested when it’s installed to its tested detail, which is why we match the product and the method to each gap. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

Why book with us

  • We leave the area clean and tidy
  • Homes, businesses and hotels
  • Anti-fungal silicone where joints get wet
  • An ARBOMaster approved applicator

How it works

At the end, we look at the finished work together. The work normally takes from a few hours to a few days, depending on the number of gaps and the access, depending on the size of the job. Around Piperdam, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. Before starting, we go through the specification or action list with you.
  2. We measure every gap and note what it’s in and what passes through.
  3. Any non-fire-rated filler is removed and the faces cleaned.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. Every location is recorded with the product used.

Preparing for the visit

  • Tell us about any previous sealing or DIY attempts
  • Mention any parking rules near the property
  • Mention any sign-in or site rules at work premises

Do you need fire rated sealant in Piperdam?

Sealant applied too thin, without the backing its detail needs, or onto dust will not perform as it was tested. We see plenty of fire stopping that was hurried particularly when it was the last job before handover.

Common reasons people contact us are:

  • Standard silicone or caulk in a fire-stopping gap
  • Gaps where walls meet ceilings or slabs
  • Gaps left after a refit or conversion
  • Unsealed gaps where pipes and cables go through a wall

Letting a property close to Invergowrie station? Then fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.

How we quote for fire rated sealant

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • The size of the job
  • How many areas need sealing
  • Whether there’s mould to deal with
  • Whether the work is at height

Combining jobs into one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

Helping us quote

There’s no need for technical detail. It helps if you can tell us:

  • If it’s domestic, commercial or a hotel
  • The problem you’ve noticed
  • The address or postcode of the job
  • A few photos by email, if you can

There’s no standard price list. Instead, we give you a clear price for your job. To arrange one, drop us a line at info@mrmastic.co.uk.

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Keep photos of seals that will be hidden
  • Ask which product was used before you paint
  • Include hidden areas like risers in routine checks
  • Keep general-purpose foam and caulk away from fire-stopping gaps

Include fire stopping in your regular building checks. Watch for cracking, gaps or seals that have been disturbed and have them put right.

An open gap isn’t only a fire issue: noise, draughts and even pests can come through too. Dealing with them early helps with all of these.

FAQs for Piperdam

Will you come out to Piperdam?

Yes. Piperdam is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can you help a landlord with a rental near Invergowrie station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

Do you carry out fire risk assessments?

No. We work from the specification you give us.

What do you put in the joint?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Do you guarantee your work?

Yes, for a year. If there’s a problem with our work in that time, tell us and we’ll put it right.

Can you match the sealant colour?

Normally, yes. Sealants come in white, clear, grey and other colours for many products, and we’ll agree it with you first.

Can ordinary silicone be used in a fire-stopping gap?

No. It might close the gap, but it is not a fire-rated seal. Use a product tested for that gap and service and we can apply it for you.

Are you insured?

Yes. Full insurance covers our work.

What the job involves on each surface

Flats and HMOs

Working in occupied flats needs some planning. We agree access to each flat and the common parts before we start.

Service penetrations

A copper pipe, a cable and a plastic pipe can all need different fire-stopping details. Each one is sealed to the product’s tested detail and we flag any that need another system.

Commercial buildings in Piperdam

In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details, though we don’t certify buildings or do fire risk assessments.

Community buildings like Lundie Parish Church are part of the picture too: service openings in its walls need the right fire-rated sealant, as in any building.
