About bathroom resealing in PH13
A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. Typical jobs include leaking joints on a shower screen and a messy, uneven bead from a previous reseal, across baths, shower trays & enclosures and wet rooms.
You don’t need to clear the whole room or building before we come, only the area right around the joints. Everything nearby is protected, and the job takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen for a typical job.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.

Bathroom resealing across PH13: local notes
Across PH13, from Coupar Angus, Burrelton and Woodside outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
We work across all of Scotland, from the cities to the islands, and PH13 is part of that. Journeys are planned ahead, and outside jobs are booked around the forecast.
Coupar Angus: In and around Coupar Angus, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint. Whether the job is in Coupar Angus itself or nearby, the right material for each joint matters as much as a neat finish.
Aftercare tips
A little care helps the new joints last. We recommend:
- Do not leave water standing on kitchen joints
- Stick to a soft cloth and a mild cleaner
- Keep bottles off the sealant line
- Avoid abrasive pads on the sealant
In a kitchen, don’t let water sit along the back of the worktop and keep hot pans off the bead. The drier the joint stays, the longer it lasts.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning generally will not remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.
Signs you need bathroom resealing
Plenty of failed sealant has been laid over the top of older sealant. New silicone will not bond to old silicone, so it lifts, lets water in and traps mould underneath.
Keep an eye out for these signs:
- Gaps where the bath or tray has moved
- Failed sealant on the screen profile
- Black mould in the silicone that won’t clean off
- Damp behind the bath or under the tray
When it isn’t the sealant
It helps to know what we cannot do too:
- Movement from a bath with loose feet or no proper support
- Water getting in through the grout rather than the sealant
- Water coming from the plumbing rather than the joint
Landlords, agents and businesses in PH13
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
Housing providers, facilities teams and property managers book us too. Several sites can be quoted together, and we’re fully insured for the work.
Different surfaces, different methods
Shower trays & enclosures
Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.
Kitchen worktops & upstands
Kitchen joints need more degreasing than bathroom ones, since cooking leaves a film that stops silicone sticking. The extra cleaning is what makes the bead last.
Common questions in PH13
Do you reseal kitchen worktops and sinks too?
Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.
Do you work for hotels and businesses?
Yes, regularly. We can plan bigger jobs in stages to suit the site.
Should I try DIY first?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
What information do you need?
Let us know what needs doing and where, plus photos if you have them. If we need more, we’ll ask.
How long before the new sealant can get wet?
Silicone is touch-dry quite quickly, but it takes longer to cure. Leave it around 24 hours before it gets wet, or as long as we advise for that product.
Do you work for landlords and businesses?
Yes, we do. Domestic, commercial and hotel work are all part of what we do.
What do you put in the joint?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
