Regrouting in Birnam, Perth and Kinross

Tiled areas in Birnam need attention? We cut out the old, prepare the joints and apply the right sealant.

  • Corners filled with grout instead of silicone
  • Grout in a colour the owner wants to change
  • Splashback grout that has darkened

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Have loose tiles looked at early
  • Keep harsh bleach and acid cleaners off the grout
  • Stick to mild products for cleaning grout
  • Skip wire brushes and scourers

Leave the area unused for as long as we advise, so it cures fully. After that, rinse the tiles after showering and keep the room ventilated.

Cracked grout does not stay cracked for long. Water gets behind the tiles, and they can begin to come away, so regrouting early can save a retile.

Regrouting for homes and businesses in Birnam

We take the old grout out to a consistent depth, without damaging the edges of the tiles. The joints are then vacuumed, regrouted and cleaned off, with silicone renewed in the corners. We work on wet rooms, bathroom floors and bathroom wall tiles, and common reasons people get in touch are grout in a colour the owner wants to change and shower grout that has worn away.

In and around a place like Birnam, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Damaged tiles that need replacing
  • A leaking shower valve or waste

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

  • Bathroom floors
  • Wet rooms

  • Bathroom wall tiles
  • Shower walls

How we quote for regrouting

For a quick quote, just ask. The main things that affect it are:

  • When we can work, for business premises
  • Any mould that needs treating
  • How easy the joints are to reach
  • The product the joint needs

Combining jobs into one visit usually makes better use of the time than several visits. You’ll get one clear quote for the whole job.

Helping us quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • How we’d reach the joints
  • Photos by email, if that’s easy
  • Whether it has been sealed before
  • The rough size of the job

Getting a quote is simple: let us know what needs doing and where, and roughly how big it is. Photos by email help us understand the job, and we’ll come back to you with a quote.

What we do, step by step

Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes anything from a few hours to a full day, depending on the area, depending on the amount of work. Outdoor work around Birnam depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. Every tile area is checked for hollow or loose tiles first.
  2. The old grout is removed to an even depth.
  3. The joints are vacuumed clean.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

Getting ready for the visit

  • Keep children and pets away from the work area
  • Let us know about earlier repairs to the joints
  • Move anything stored near the joints

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.

Letting agents and landlords in Birnam can book us as well as householders. Sealant work between tenants is a simple way to keep a property in good order.

Birnam homes and their sealant

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Around Birnam, as everywhere, regrouting is only as good as the preparation behind it. If you let a flat or house near Dunkeld & Birnam station, stained grout drags a rental down, and regrouting between lets puts that right.

Birnam: your questions answered

Can you help a landlord with a rental near Dunkeld & Birnam station?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.

Do you take on hotel work around Birnam?

Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.

Is there any odour?

Possibly a little. It fades as the sealant cures.

Do you cover Birnam?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes Birnam.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Do you regrout part of a bathroom, like the shower?

Yes. We will look at the rest of the room too and tell you if anything else needs attention.

Do you guarantee regrouting?

Every job comes with our 12-month guarantee.

Can you do several jobs on one visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Can I do it myself?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

Why deal with it now?

Regrouting will not help where tiles have come away. We will tell you before we start so you know what’s involved. On sound tiles, regrouting avoids the upheaval of a retile. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

We don’t show prices on the website, because each job is priced on what it involves. Call for a quick quote.
