Fire rated sealant for Birnam homes and businesses

About our fire rated sealant in Birnam

Fire stopping only performs as intended if it’s done to the detail: the right depth, the right backing and the right product for the substrate. That’s the part we focus on, one gap at a time. We work on plasterboard & masonry, door frames and pipe & cable gaps, and people most often call us about open joints along the top of partitions and damaged fire sealant left by other trades.

For a place like Birnam, the journey and timings are planned in advance, so it can be fitted around bookings or opening times where possible.

You are covered for a year from the day we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

When something else is needed

To be straight with you, there are a few things sealant will not fix:

  • Doors that aren’t fire doors in the first place
  • Issuing a fire rating or certificate for a building
  • Deciding what fire stopping a building needs

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.

What we seal

  • Plasterboard & masonry
  • Linear gaps
  • Door frames
  • Flats & HMOs
  • Pipe & cable gaps
  • Service penetrations

How the visit works

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a handful of gaps, and longer for a whole building. Outside jobs in Birnam need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. Before starting, we go through the specification or action list with you.
  2. We measure every gap and note what it’s in and what passes through.
  3. Unsuitable material such as ordinary foam or silicone is cut out.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. Every location is recorded with the product used.

Before we arrive

  • Mention any leaks or damp you’ve noticed
  • Let us know about stairs, lifts or work at height
  • Plan for the work area to be out of bounds to pets and children

Signs you need fire rated sealant in Birnam

Sometimes the wrong product was used from the start: general-purpose foam, everyday silicone or caulk where a fire-rated seal was needed. It may look fine, but it isn’t a fire-rated seal.

Keep an eye out for any of the following:

  • Old fire sealant that has split or come away
  • Gaps flagged on a fire risk assessment
  • Open joints along the top of partitions
  • New service routes left unsealed after building work

If you let a flat or house near Dunkeld & Birnam station, fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.

Questions to ask before you book

  • Whether they’re fully insured
  • Which sealant they’ll use, and why
  • What guarantee comes with the work
  • Who turns up on the day

Choosing a sealant specialist

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Different surfaces, different methods

Masonry and concrete

Brick, block and concrete walls and floors are sealed with products tested in masonry. We clean out dust and debris before sealing so the sealant bonds.

Plasterboard walls

Service holes in plasterboard are often rough and oversized. Gaps that are too big for sealant alone need a different detail.

What affects the cost of fire rated sealant

The price is agreed before any work begins. It’s based on:

  • The number of rooms or windows
  • The type of sealant required
  • Any mould that needs treating
  • How easy the joints are to reach

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.

What to tell us for a quote

Photos help, but a description is a good start. Try to tell us:

  • Whether it has been sealed before
  • How many joints, rooms or windows are involved
  • Where the property is
  • A few photos by email, if you can

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that is easy.

Looking after it afterwards

Looking after new joints is easy, and it makes a real difference:

  • Report cracked or damaged seals as soon as you notice them
  • Make resealing part of every contractor’s brief
  • Do not paint over fire sealant until it has cured
  • Plan fire stopping into any work that goes through walls or floors

Look at the sealed gaps as part of your routine walk-rounds. Watch for cracking, gaps or seals that have been disturbed and get them seen to.

Any job that breaks through a wall or ceiling should include resealing. Catching it then saves a separate visit later.

Common questions in Birnam

Do you work for hotels and guest houses in Birnam?

Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.

Is Birnam within the area you cover?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you do several jobs on one visit?

Yes. More than one area can be quoted together.

Can you match the sealant colour?

We’ll suggest a colour to suit the surroundings, from white and clear to greys and other shades. The product needed can limit the range.

Will it make a mess?

No. The area is protected while we work and cleaned up afterwards.

Can you tell me which gaps need fire stopping?

No. Your fire risk assessor, designer or building control decides that. Our job is applying the sealant to their specification.
