Fire rated sealant in Pitlochry

Filling a fire-stopping gap with standard silicone or caulk doesn’t make it fire-rated. We cut out the wrong material and reseal with a fire-rated product tested for that kind of gap. We work on door frames, plasterboard & masonry and service penetrations, and common reasons people get in touch are joints picked up in a fire-stopping survey and linear gaps at the head of walls.

If you look after holiday lets, a guest house or a community building in or near Pitlochry, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

DIY sealant or a professional job?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Common questions in Pitlochry

Do you work for hotels and guest houses in Pitlochry?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Do you cover smaller places like Pitlochry?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status, and we are fully insured.

Can new sealant go over the old?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. We remove it all first.

Where are you based?

We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

Can you tell me which gaps need fire stopping?

No. That is for a fire risk assessor, designer or building control. Our job is applying the sealant to their specification.

Can I use normal mastic around a pipe through a fire wall?

No. Where a fire-rated seal is needed, it has to be a product tested for that use.

Is intumescent sealant the same as fire-rated sealant?

An intumescent material expands when it’s heated. Intumescent sealants are a type of fire-rated sealant, and the choice depends on the gap.

What we cannot put right

Sealant isn’t the answer to every problem, and we will tell you before work begins. Sealant will not put right:

  • Certifying a building or signing off its fire safety
  • A wall that isn’t a fire-resisting element to begin with
  • Fire doors that need new seals, closers or hardware

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Joints and surfaces we work on

  • Flats & HMOs
  • Plasterboard & masonry
  • Pipe & cable gaps
  • Service penetrations
  • Door frames
  • Linear gaps

How the job changes by surface

Flats and HMOs

In occupied buildings, we plan the order of work with you. We agree access to each flat and the common parts before we start to keep disruption down.

Plasterboard walls

In plasterboard walls, the condition of the board edge matters. Crumbling edges are cleaned back before the sealant goes in.

What happens on the day

At the end, we look at the finished work together and tell you how long to leave it. The work normally takes a few hours for a handful of gaps, and longer for a whole building, depending on the size of the job. Somewhere like Pitlochry may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We go through the gaps on your list or survey and check each one’s size and substrate.
  2. Anything that is not fit for the job comes out, and the gap is cleaned.
  3. Backing or fill is fitted where the product’s tested detail calls for it.
  4. We apply the fire-rated or intumescent sealant to the specified depth and tool it.
  5. Locations and products are noted so you have them on file.

Preparing for the visit

Do you need fire rated sealant in Pitlochry?

If the sealant is too shallow, has the wrong backing or sits on a dusty surface, it isn’t installed as tested. Rushed fire stopping is common, especially where it was squeezed in at the end of a project.

Keep an eye out for these signs:

  • New service routes left unsealed after building work
  • Open gaps behind door architraves
  • Sealant items on a fire risk assessment action list
  • Ordinary sealant used where a fire-rated product was needed

If you let a flat or house near Pitlochry station, any gap left by new services in shared walls should be closed with a fire-rated product.

What to look for in a quote

  • Is the old sealant removed completely?
  • Which colour the sealant will be
  • How the surfaces are prepared before sealing
  • When the joint can take water or movement
