About our new build mastic in Dowally
Building dust is behind a lot of failed new-build sealant. We clean every joint thoroughly and prime where the surface and product need it, so the new bead bonds properly instead of bonding to the dust. We work on skirting & floors, show homes and windows & doors, and common reasons people get in touch are sealant that never bonded to the surface and gaps behind new kitchen upstands.
Around smaller Scottish places like Dowally, new homes tend to be single plots or small developments. They need their sealant and floor joints finished just as carefully as on a big site.
Every job comes with a one-year guarantee.

New homes and floors in Dowally
Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.

What we are called out for in Dowally
Baths and trays settle under load once the home is lived in. A bath sealed empty drops slightly when filled, straining the joint and the sealant may split.
The most common problems we see are:
- Cracks appearing as a new home settles
- Leaking shower tray seals in a new home
- Sealant work across a run of new homes
- Frame joints opening as the plaster dries
Around Dowally, as everywhere, new build mastic is only as good as the preparation behind it.
Questions to ask before booking
- When the joint can take water or movement
- Whether they’re fully insured
- How much experience the applicator has
- What happens if the job turns out different
What the job involves on each surface
Show homes
We can refresh show-home sealant that has discoloured or been knocked. We cut it out and reseal neatly.
Windows and doors
External mastic around new windows and doors is sometimes rushed or missed. We reseal it with a weatherproof, flexible sealant.
Work for landlords, hotels and businesses
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.
How the visit works
When we arrive, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work starts. The work generally takes a few hours in a single home. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- First, the list of joints is agreed from your snagging sheet or plot schedule.
- Every bit of the old builder’s sealant is cut out down to clean surfaces.
- We clean out the dust and grit left from the build.
- We prime where needed and apply a sealant suited to each joint.
- We tool every joint neatly and tell you when each area can be used.
How to prepare
- Mention if the joints have been sealed before
- Mention any tricky access
- Let us know if you’ve seen damp or leaks

Advice
DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
How to look after the new joints
So the new joints stay in good condition:
- Do not wait for the house to settle if water is getting through
- Photograph failed sealant before it’s redone
- Follow the cure time we give you
- Clean sealant with mild detergent, not abrasives
Leave the sealant for the cure time we give you before showering or bathing. Silicone is normally left for about a day.
Report failed sealant to the builder while you are in the snagging period. Once it ends, the repair may be down to you so report it promptly.

Sealant done properly at handover means fewer callbacks. Every return visit for a failed seal takes time. In a place like Dowally, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
