Floor joint sealing in Port na Craig, done properly
Floor joint sealing is mostly about choosing the right product and preparing the joint. Old caulk, grout or failed sealant comes out first, the joint is cleaned and backed where needed, then the new sealant goes in. We’re often asked to deal with caulk that has cracked where the floor moves and threshold joints that have opened or worn, on wet room & bathroom floors, concrete floor joints and skirting boards.
For a place like Port na Craig, the journey and access are planned in advance. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.
Big or small, it’s backed by our one-year guarantee.

Floor joint sealing around Port na Craig
Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up. Across Perth and Kinross, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that.
If you let a flat or house near Pitlochry station, open skirting and floor joints collect dirt and water, so seal them while the property is empty. For buildings such as Baptist Church, floor and skirting joints in halls and kitchens wear like any others. For site and facilities teams at buildings such as Croftinloan School, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.

What affects the cost of floor joint sealing
The quote reflects the job in front of us. We look at:
- Mould in or behind the old joints
- How many areas need sealing
- When we can work, for business premises
- The product the joint needs
Combining jobs into one visit generally makes better use of the time than several visits. You’ll get one clear quote for the whole job.
What we need to know
When you call or email, these details help:
- How many joints, rooms or windows are involved
- A few photos by email, if you can
- If it’s domestic, commercial or a hotel
- Access, such as stairs, a lift or height
Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we’ll explain what’s involved before giving you a price.
Honest limits
Before you book, it’s worth knowing the limits too:
- Floors that are uneven or need levelling
- Cracked or broken concrete slabs
- Movement too big for a sealant joint
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.
Surfaces we seal
- Tiled floors
- Thresholds
- Concrete floor joints
- Skirting boards
- Wet room & bathroom floors
- Commercial floors
Why it’s worth doing now in Port na Craig
Putting new grout into a crack that keeps reappearing doesn’t last. The movement is still there, so the grout fails again. Replacing that line with flexible sealant gives it somewhere to go. In an older home around Port na Craig, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
The cost reflects the work involved, not guesswork. That is why we ask about the job first.

The process
On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes a few hours, depending on the length of joint from start to finish. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First we check the joint and the floor and agree which sealant suits it.
- Old caulk, grout or sealant is removed from the joint.
- The joint is vacuumed clean, with backing fitted wherever depth matters.
- A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
- The joint is tooled to a neat finish and we tell you when it can take feet and a mop.
How to prepare
- Plan for the work area to be out of bounds to pets and children
- Move anything stored near the joints
- Mention any tricky access

Port na Craig questions
Is Port na Craig in your area for floor joint sealing?
Yes, Port na Craig is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing.
Will you come out to Port na Craig?
Yes. Port na Craig is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Is it messy?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Can I do it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.
Can grout be replaced with sealant on a tiled floor?
Often, yes. Where a floor needs one, we rake out grout along the right line and replace it with flexible sealant. If tiles are loose, that needs fixing first.
Can you seal over the old sealant?
No, and we never do. It may look fine at first, but the new bead soon lifts. The old sealant has to come out completely.
I’m a tenant. Can you help?
Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.
Is caulk good enough for skirting?
Caulk can’t cope with movement or water. Skirting joints move with the floor, so we use a flexible sealant that stretches.
How to look after the new joints
How long the joints last depends on use and care. We suggest:
- Mark off resealed joints in warehouses
- Vacuum floor joints regularly to stop grit building up
- Check the sealant is paintable before decorating
- Do not slide heavy items over sealed joints
Lift furniture rather than sliding it over sealed joints. Sharp edges can cut the sealant before it has fully cured.
In wet areas, an open floor joint lets water reach the subfloor. A sound seal stops that happening.
