Glazing Silicone in Perth and Kinross

How glazing silicone works in Perth and Kinross

Cracked, stained or lifting silicone on glass looks poor and can leak. It comes off cleanly, without marking the glass before the new bead goes in. We are often asked to deal with a quick top-up bead that didn’t last and leaking glazing joints on a rooflight, across glass-to-glass joints, glass balustrade bases and conservatory frames.

The work is kept neat and contained to the area we are working on. The job generally takes a few hours, depending on how many joints need doing, and we tell you how long to leave it before we go.

  1. We trace the leak and confirm it’s a sealant joint.
  2. The failed silicone is cut out without marking the glass or frame.
  3. The joint is cleaned and degreased.
  4. We lay the new bead and tool it smooth.
  5. We check the finished joints and test with water where it’s safe.

Typical jobs here are in homes near Public House, St John's Academy and Perth High School, among other places. The nearest railway station is Perth station, about 0.7 miles south-east. Windows and doors across Perth and Kinross

Our glazing silicone work across Perth and Kinross covers homes, flats and businesses, in Perth, Blairgowrie and Rattray and Crieff and well beyond. Every outside joint is sealed dry and clean, so the forecast plays its part.

Scotland has its own building regulations, and homes here bring their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including Perth and Kinross. Parts of Perth and Kinross are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Walls facing the sea are normally the first to need attention.

Perth: Letting a property close to Perth station? Then a shower screen or conservatory joint that leaks is easier to reseal while the property is empty. Schools such as Perth High School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Act on drips or damp patches early
  • Check the gutters above the glazing for debris
  • Run a squeegee over the glass when you are done
  • Avoid strong solvents on or near the sealant

Follow the cure time we give you before the joints get wet so the silicone can set properly. From then on, a mild glass cleaner is all it needs.

If silicone on glass has cracked, water is already getting in. Resealing now is a small job compared with fixing water damage later.

Different surfaces, different methods

Rooflights

Rooflights get the full force of the weather. Its sealant ages faster than vertical joints.

Conservatory frames

Conservatory frame joints are a common source of leaks. We cut out the old sealant and reseal.

When it isn’t the sealant

New sealant can’t fix everything, and we’d rather say so up front. It won’t solve:

  • Misting between the panes of a double-glazed unit (a failed unit for a glazier)
  • A roof that has moved or dropped
  • A frame that needs repairing or replacing

DIY sealant or a professional job?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

What we are called out for in Perth and Kinross

UV light ages silicone, especially on conservatory roofs. Old silicone hardens, cracks and loses its grip on the glass.

Most people get in touch after spotting one of these:

  • Leaking glazing joints on a rooflight
  • Black or yellowed silicone on glass joints
  • Leaks from the base of a shower screen
  • Failed joints on frameless glass

Your questions about glazing silicone in Perth and Kinross

How long should I leave it?

That depends on the sealant used, so follow the cure time we give you when we finish.

Is there any odour?

It depends on the product. Some smell for a while, some hardly at all.

Is it enough to run a bead over the old sealant?

It doesn’t last. Fresh silicone will not bond to cured silicone so we take it all out and start clean.

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Is it possible to redo the silicone on a shower screen?

Yes, we do these often. We use anti-fungal silicone suited to bathrooms.

Do you seal glass balustrade bases?

We can, if the base joint is sealed. Send us pictures and we’ll take a look.

Where do you work from?

We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.
