How we handle glazing silicone in Kirkmichael

Sealant on glazing does not last for ever. Sun, rain and movement wear it down and cracked joints let water in. Resealing puts that right. If you have split or lifting silicone on glass and leaks where conservatory glass meets the frame, we can put it right.

In and around a place like Kirkmichael, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Why it’s worth doing now in Kirkmichael

You don’t need new glazing because the sealant has gone. Sound glass and frames generally just need resealing, and we will tell you if that’s not the case. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

Surface by surface

Glass-to-glass joints

Glass-to-glass joints depend entirely on the sealant. It must be clean, neat and well bonded.

Shower screens

Black or peeling silicone on a screen lets water out. A full reseal sorts it.

What sealant work cannot fix

A few problems are outside what sealant work can do:

  • A sagging or failing conservatory roof
  • Frames that have decayed or split
  • Water coming through the roof rather than a sealant joint

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

What guarantee comes with glazing silicone in Kirkmichael?

All our work, in Kirkmichael and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Will resealing stop my conservatory leaking?

Often, if the leak is at a sealant joint. We trace the leak first before any sealing.

Is it enough to run a bead over the old sealant?

It does not last. Fresh silicone will not bond to cured silicone so we take it all out and start clean.

Do you take out the old sealant first?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Do you work for hotels and businesses?

Windows and doors in Kirkmichael

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

For an older house near a landmark such as Duff Memorial Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. In and around Kirkmichael, as anywhere, good glazing silicone starts with a clean, dry, properly prepared joint.

How it works

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself normally takes a few hours for most jobs, depending on the size of the job. Outdoor work around Kirkmichael depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. First we agree the joints to be done.
  2. Old sealant is removed from the glass and frame.
  3. The surfaces are cleaned with a suitable solvent.
  4. New glazing silicone goes in and is finished neatly.
  5. We inspect the work and test it where we can.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Keep pets and children clear of the area while we work
  • Mention if the joints have been sealed before

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. Our tips:

  • Run a squeegee over the glass when you’re done
  • Keep harsh solvents off the silicone
  • Inspect the sealant on glazing annually
  • Keep scrapers and blades away from the silicone

Clear the conservatory gutters regularly so water doesn’t back up against the seals. Blocked gutters can push water where it shouldn’t go.

Do not leave lifting or mouldy silicone on glazing. Once it starts to peel, water gets behind it and the problem grows.

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
