Bathroom resealing in Kirkmichael

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through into walls, panels and floors. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on baths, shower trays & enclosures and wet rooms, and people most often call us about gaps between the worktop and the wall and cracked, shrunken or lifting silicone.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

FAQs for Kirkmichael

Is bathroom resealing in Kirkmichael guaranteed?

All our work, in Kirkmichael and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Is Kirkmichael within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Which products do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will explain our choice.

Do you reseal kitchen worktops and sinks too?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.

Is white the only colour available?

We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.

Is there any odour?

There can be a smell while the sealant cures, but it fades. Opening a window helps.

I rent my home. Can I book you?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned before resealing.

How we quote for bathroom resealing

Every job gets its own quote. These are the things that affect it:

  • The number and length of the joints
  • Any mould that needs treating
  • How many rooms, windows or areas are involved
  • Whether old sealant or filler has to be cut out

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.

Helping us quote

Photos by email are helpful but not essential. Try to tell us:

  • Whether it’s a home or a business
  • What the problem is, such as mould, gaps, leaks or cracking
  • Roughly how big the job is
  • Any access issues, like height or stairs

We quote each job on its own. Simply drop us a line at info@mrmastic.co.uk and describe the job, and photos are welcome.

Signs you need bathroom resealing in Kirkmichael

A bath shifts a little every time it’s filled and emptied. An acrylic bath flexes under load, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.

Any of these means the joints need attention:

  • Black spots spreading through the bead
  • Sealant that has split, shrunk or peeled away
  • Two layers of silicone, both failing
  • Damp behind the bath or under the tray

In and around Kirkmichael, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

How to choose a mastic man

Why act early in Kirkmichael

Dealing with sealant early is a short job: it takes half a day or less for one room, longer when the kitchen is included. Left until water gets through, the job can grow to lifting panels, drying out and decorating. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

What sealant work can’t fix

In fairness, some problems need a different trade:

  • A tray that rocks until it’s re-bedded
  • Water coming from the plumbing rather than the joint
  • A cracked shower tray or bath (that needs repair or replacement)

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

Surfaces we seal

  • Basins & vanity units
  • Baths
  • Sinks & splashbacks
  • Wet rooms
  • Shower trays & enclosures
  • Kitchen worktops & upstands

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Clean with a mild bathroom cleaner and a soft cloth
  • Dry worktop joints after washing up
  • Open a window or run the fan so the room dries
  • Check the joints every few months for splits or lifting

Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the bead dries out between uses.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning usually will not remove it. Replacing the sealant early keeps the job small.

What bathroom resealing looks like in Kirkmichael

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

For an older house near a landmark such as Duff Memorial Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

How the job changes by surface

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, including a food-safe sealant where that’s needed. The joint is laid neatly so it’s easy to wipe.

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.

How it works

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take half a day or less for one room, longer when the kitchen is included. Around Kirkmichael, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

How to prepare

  • Tell us about any water getting in
  • Tell us about any previous sealing or DIY attempts
  • Plan for the work area to be out of bounds to pets and children
