Bathroom resealing across PH4: what to expect

It is not only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on kitchen worktops & upstands, shower trays & enclosures and basins & vanity units, and the jobs we see most are new sealant laid over old sealant that is now lifting and shrunken sealant along the back of a worktop.

On the day, we start by going over the job with you, so you know exactly what we’re doing. Surfaces next to the work are protected before any work begins. Most jobs take a morning or an afternoon for most single baths and showers.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

We work in homes and buildings around Blackford and the streets around them. The nearest railway station is Gleneagles station, about 2.2 miles north-east of the centre. Where we work in PH4

Across PH4, from Blackford outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.

Our work covers the whole of Scotland, PH4 included. Longer journeys are planned in advance, and outdoor work around the weather.

Blackford: In and around Blackford, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint. If you let a flat or house near Gleneagles station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

What happens if it’s left?

Dealing with sealant early is a short job: the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Left until water gets through, the job can grow to lifting panels, drying out and decorating.

What your quote should include

  • What the cure time is
  • What preparation is included
  • Who turns up on the day
  • How hidden problems are handled

Honest limits

To be straight with you, some problems need a different trade:

  • A tray or bath that is cracked through
  • Failed grout lines across the wall
  • Water coming from the plumbing rather than the joint

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Give the silicone its full cure time
  • Keep scourers and sharp tools away from the bead
  • Don’t let bottles sit on the bead
  • Do not leave water standing on kitchen joints

Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the bead dries out between uses.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. Resealing before that happens protects the worktop.

Common questions in PH4

Is white the only colour available?

You’re not limited to white: white, clear and colours to suit tiles and worktops. We’ll talk it through when we quote.

How long does the new silicone need before I use the shower?

We give you the cure time before we leave, and it’s usually around 24 hours. Using it sooner can damage the bead.

Do you do kitchens as well as bathrooms?

Yes. Where it’s needed by the sink, we use a food-safe sealant.

Do you work for landlords and businesses?

Yes, often. Several properties can go on one quote, and between tenancies is a good time for the work.

How do I get a quote for bathroom resealing in PH4?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Do you remove the old sealant?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Do you hold any approvals?

Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
