- Water getting into a conservatory at the joints
- New silicone smeared over old sealant
When to call us in Gellyburn
Heat and cold make glass and frames move, and they do not move by the same amount. Over years, that movement tears the silicone.
These are the problems we’re asked about most:
- Leaking glazing joints on a rooflight
- Shower screens leaking along the wall or tray
- Drips on the inside of a conservatory window
- Conservatory leaks at frame and glazing joints
Letting a property close to Dunkeld & Birnam station? Then a shower screen or conservatory joint that leaks is easier to reseal while the property is empty.

Glazing silicone for homes and businesses in Gellyburn
Many conservatory leaks come down to failed sealant at the glass-to-frame or frame-to-wall joints. We find the joint that’s letting water in and renew it, and if it’s something sealant cannot fix, we will tell you. We work on glass balustrade bases, glass-to-glass joints and rooflights, and common reasons people get in touch are rooflight joints letting water in and water tracking down the inner face of the glass.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
All our work comes with our one-year guarantee.

Different surfaces, different methods
Glass-to-glass joints
Where two panes meet, the silicone joint takes all the movement. The bead needs to be tidy and fully bonded.
Glass-to-frame joints
We cut the old silicone from the glass without scratching it before new glazing silicone goes in.
When it isn’t the sealant
We’d rather tell you now than do work that will not last, so these are the limits:
- A frame that needs repairing or replacing
- Glass that needs replacing
- A sagging or failing conservatory roof
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

For landlords and businesses
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.
Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.
What happens if it’s left?
Glazing joints need a sealant made for the job. General-purpose sealant from a DIY shop may not suit glass or the frame, so we use neutral-cure glazing silicone. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk and we will talk you through it.

What happens on the day
At the end, we look at the finished work together. The visit itself usually takes anything from an hour or two to most of a day, depending on the size of the job, depending on how much there is to do. For a place like Gellyburn, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First, we check where the water gets in.
- The failed silicone is cut out without marking the glass or frame.
- We clean the glass and frame so the new silicone bonds.
- A neutral-cure glazing silicone is applied and tooled.
- Each joint is checked and, where possible, water-tested.

Windows and doors in Gellyburn
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
For an older house near a landmark such as Caputh Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Should I try it myself first?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
