Landlord and commercial work in Perth

We also work for property managers and facilities teams. Several sites can be quoted together, and we are fully insured for the work.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

About our glazing silicone in Perth

Conservatory leaks often start at a sealant joint at the glass-to-frame or frame-to-wall joints. We find the joint that is letting water in and renew it, and if it’s something sealant cannot fix, we will tell you. We work on rooflights, glass balustrade bases and glass-to-frame joints, and people most often call us about water escaping where a screen meets the wall and glazing silicone that has cracked or come away.

Harled walls are common in Scottish towns like Perth, and the joint between a frame and rough harling needs a sealant that can grip and flex. A bead that sits on top of the harling rather than in the joint soon lets water in.

Your job is guaranteed for a year, as with all our work.

Perth: your questions answered

Is there a guarantee on glazing silicone in Perth?

All our work, in Perth and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Can you help a landlord with a rental near Perth station?

Yes, landlords and agents are among the people we work for. You can email us at info@mrmastic.co.uk with the details for a clear quote.

What information do you need?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Why not top up the existing silicone?

Topping up is a common cause of leaks. We remove the old silicone, clean the joint and reseal.

What sealant do you use on glazing?

A glazing-grade silicone is best. We use neutral-cure glazing silicone with anti-fungal products in bathrooms.

Are you ARBOMaster approved?

Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

What does glazing silicone cost?

We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Should I try DIY first?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Honest limits

To be straight with you, there are a few things sealant will not fix:

  • Leaks from the roof covering or flashing (a roofer’s job)
  • Structural problems with a conservatory roof
  • A sealed unit that has misted inside

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Rooflights
  • Glass balustrade bases
  • Shower screens
  • Glass-to-glass joints
  • Glass-to-frame joints
  • Conservatory frames

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

The process

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours for most jobs, and the area is left clean. For a job in Perth, tell us where the work is, how to get in and where to park. Outside work depends on the weather, as sealant needs a dry surface.

  1. We start by finding the leak and making sure sealant is the cause.
  2. Old silicone is cut away from the glass and frame without scratching either.
  3. The glass and frame are cleaned and degreased.
  4. We apply a neutral-cure glazing silicone and tool it smooth.
  5. The finished joints are checked and, where it’s safe, tested with water.

Before we arrive

  • Try not to wet indoor joints just before the visit
  • Let us know about parking restrictions
  • For business premises, tell us about site rules or sign-in

Frames and glazing around Perth

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

If you look after a building such as Perth High School, the mastic around its windows and doors needs looking after like any other building’s. Rented homes near Perth station change hands often, and glazing joints are worth checking at the end of a tenancy, before a small leak grows.

How the job changes by surface

Conservatory frames

Exposed frame joints wear with the weather. Renewed sealant keeps water out.

Glass balustrade bases

The base joint is cut out and resealed. We don’t install or replace glass.

What happens if it’s left?

Topping up old silicone can look like a fix, but silicone does not stick to silicone and water soon finds its way back. Cutting out and resealing properly lasts. Scottish weather finds any gap, and in a town like Perth, failed outside joints soon let damp into walls. Indoors, failed sealant lets water into floors and ceilings.

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first.

Why Perth customers choose us

  • White, clear, grey or another colour, product permitting
  • Old sealant always removed completely
  • Sealant colour chosen to suit
  • Sanitary silicone with an anti-fungal additive in wet areas

How we quote for glazing silicone

Jobs vary more than people expect. The main factors:

  • Working hours on commercial sites
  • The number and length of the joints
  • Mould in or behind the old joints
  • The type of sealant required

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What we need to know

Photos by email are helpful but not essential. Try to tell us:

  • The type of property
  • A few pictures by email, if you can
  • Any access issues, like height or stairs
  • How many joints, rooms or windows are involved

For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we will talk you through the work before giving you a price.
