There are no prices on our website, because each job is priced on what it involves. For a quick quote, please email us at info@mrmastic.co.uk.
Helping us quote
To help us quote quickly, let us know:
- How many joints, rooms or windows are involved

- The problem you’ve noticed
- Any access issues, like height or stairs
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.
How we handle glazing silicone in Guildtown
Glazing joints need a sealant made for glass. We use a neutral-cure glazing silicone, which suits glass and most frame materials, and we tool it to a neat, even finish. We work on shower screens, conservatory frames and glass-to-frame joints, and common reasons people get in touch are mouldy sealant around glass panels and water tracking down the inner face of the glass.
In and around a place like Guildtown, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.
All our work is covered by our 12-month guarantee.

What happens if it’s left?
You do not need new glazing because the sealant has gone. Sound glass and frames normally just need resealing. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.
Why book with us
- We agree the colour with you first
- Anti-fungal sanitary silicone in wet areas
- ARBOMaster approved applicator
- Trusted Arbo and Everbuild sealants
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

What we can’t put right
We’d rather tell you now than do work that will not last, so these are the limits:
- Water coming through the roof rather than a sealant joint
- Misting between the panes of a double-glazed unit (a failed unit for a glazier)
- Glass that needs replacing
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

Guildtown questions
What guarantee comes with glazing silicone in Guildtown?
All our work, in Guildtown and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.
Do you cover Guildtown for glazing silicone?
Yes. Our work covers the whole of Scotland, and Guildtown is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing.
Where are you based?
We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.
Do you seal glass balustrade bases?
Yes, where the base is finished with sealant. Send us pictures and we will take a look when you drop us a line at info@mrmastic.co.uk.
Do you reseal glass shower screens?
Yes, we do these often. The screen is resealed with anti-fungal silicone suited to bathrooms.
Do you work for letting agents?
Yes, regularly. Several properties can be quoted together, and between tenancies is a good time for the work.
Do you remove the old sealant?
Yes, every time. New sealant will not bond properly to old, so any old material comes out before anything new goes in.
Guildtown homes and the weather
Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
Around Guildtown, as everywhere, glazing silicone is only as good as the preparation behind it.

What we’re called out for in Guildtown
On shower screens, constant water and cleaning products wear silicone. Mould gets into it and the joint starts to lift.
Keep an eye out for any of the following:
- Conservatory leaks at frame and glazing joints
- Water tracking down the inner face of the glass
- Stained, discoloured glazing silicone
- Split or lifting silicone on glass
Homes close to Cambusmichael Church include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

How the visit works
Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it normally takes anything from an hour or two to most of a day, depending on the size of the job. Outdoor work around Guildtown depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- First, we check where the water gets in.
- The failed silicone is cut out without marking the glass or frame.
- We clean the glass and frame so the new silicone bonds.
- A neutral-cure glazing silicone is applied and tooled.
- We check the finished joints and test with water where it’s safe.
How to prepare
- For business premises, tell us about site rules or sign-in
- Keep children and pets away from the work area
- Move anything stored near the joints

Looking after it afterwards
After the cure time, these simple habits help:
- Stick to mild cleaners on glass
- Get a new leak looked at quickly
- Keep conservatory gutters clear of leaves
- Ventilate the conservatory to cut condensation
On shower screens, wipe or squeegee after use and keep the room ventilated. It helps stop mould getting into the silicone.
A small conservatory leak soon spreads. Water runs along frames and down walls, so get it looked at when you first see it.
