How we handle fire rated sealant in Kinfauns

Bigger jobs can be worked through in stages, flat by flat or floor by floor. That record is useful for your files and for whoever looks at the building next. We work on linear gaps, pipe & cable gaps and service penetrations, and common reasons people get in touch are sealant items on a fire risk assessment action list and open joints along the top of partitions.

For a place like Kinfauns, the journey and timings are planned in advance, so it can be fitted around bookings or opening times where possible.

Our work is backed for twelve months, in Kinfauns and everywhere else we cover.

What sealant work cannot fix

Before booking, it’s worth knowing the limits:

  • Assessing a building’s fire safety
  • Doors that are not fire doors in the first place
  • Certifying a building or signing off its fire safety

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

Joints and surfaces we work on

  • Plasterboard & masonry
  • Service penetrations
  • Flats & HMOs
  • Linear gaps
  • Pipe & cable gaps
  • Door frames

The process

All our tools and materials come with us in the van. Once we’ve agreed what’s being done, we protect the area and start. It normally takes from a few hours to a few days, depending on the number of gaps and the access. Around Kinfauns, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. Before starting, we go through the specification or action list with you.
  2. We measure every gap and note what it’s in and what passes through.
  3. Any non-fire-rated filler is removed and the faces cleaned.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. Every location is recorded with the product used for your files.

Before we arrive

  • For business premises, tell us about site rules or sign-in
  • Keep pets and children clear of the area while we work
  • Clear items away from the joints we are working on

Landlords, agents and businesses in Kinfauns

If you manage several properties in or around Kinfauns, several properties can go on one quote. Send us the addresses and the work at each, and photos by email help.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.

Can I do it myself?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

When to call us in Kinfauns

Sealant applied too thin, without the backing its detail needs, or onto dust won’t perform as it was tested. Rushed fire stopping is common particularly when it was the last job before handover.

Signs it’s time to call us include:

  • Old fire sealant that has split or come away
  • Open joints along the top of partitions
  • Gaps filled with a product that is not fire-rated
  • Damaged fire sealant left by other trades

Letting a property close to Perth station? Then any gap left by new services in shared walls should be closed with a fire-rated product.

What your quote should include

  • Whether the sealant suits the joint
  • How much experience the applicator has
  • How the surfaces are prepared before sealing
  • Whether all the old sealant comes out first

10 questions to ask before booking

Looking after it afterwards

After the cure time, these simple habits help:

  • Report cracked or damaged seals as soon as you notice them
  • Photograph sealed gaps before they’re covered up
  • Tell trades working in the building that fire seals must be put back
  • Check whether a sealant can be painted before decorating over it

Include fire stopping in your regular building checks. Look for cracks, gaps or sealant that has been cut or pulled out and have them put right.

It’s easiest to seal gaps while they’re few and easy to reach. Leave them and each new job adds another hole and the list grows.

Different surfaces, different methods

Flats and HMOs

In flats and HMOs, the walls and floors between homes and common areas need sealing where services pass through. We work through the gaps on your assessment, flat by flat if needed.

Masonry and concrete

Core-drilled and broken-out holes in concrete are often irregular. We measure the gap at its widest point to make sure it suits the product.

Common questions in Kinfauns

How do Scotland’s building regulations apply to fire-rated sealant in Kinfauns?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Is Kinfauns within the area you cover?

Yes. Kinfauns is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is there any odour?

Possibly a little. Any smell clears as the sealant cures.

Do you seal gaps around fire door frames?

Yes. Gaps behind architraves are a common job for us. The door and its fittings are a separate job for a door specialist.

Where do you work from?

We’re based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Can new sealant go over the old?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. It all has to come out first.

Will you leave a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Is standard sealant good enough for a fire gap?

No. Ordinary silicone, caulk or foam is not tested as fire stopping. If it’s been used, we remove it and use the right product.
