- Sealant that has split, shrunk or peeled away
- Two layers of silicone, both failing
Bathroom resealing in Kinfauns
A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We work on baths, sinks & splashbacks and wet rooms, and people most often call us about a joint torn by a bath that flexes and black mould in the silicone that won’t clean off.
Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.
All our work comes with a 12-month guarantee.

How to look after the new joints
So the new joints stay in good condition:
- Keep the fan on for a while after bathing
- Let new sealant cure fully before it gets wet
- Check the joints every few months for splits or lifting
- Avoid abrasive pads on the sealant
Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.
Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.
Work for landlords, hotels and businesses
We also work for property managers and facilities teams in Kinfauns and across Perth and Kinross. We can quote a run of properties together, and we are fully insured for the work.
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

How it works
We keep the work tidy and contained to the joints we are treating, so you can carry on as normal. The job normally takes half a day or less for one room, longer when the kitchen is included. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Preparing for the visit
- Let us know about earlier repairs to the joints
- Mention any sign-in or site rules at work premises
- Plan for the work area to be out of bounds to pets and children
Ask for a quote
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email photos if that is easy.
Advice
How the job changes by surface
Wet rooms
Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.
Baths
Acrylic baths give a little under load, and even steel and cast iron baths settle slightly when full. Filling the bath first allows for that movement.
Honest limits
A few problems are outside what sealant work can do:
- Cracked or missing grout between tiles (that is regrouting)
- A leaking waste, trap or valve
- A tray or bath that’s cracked through
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.

Bathroom resealing in Kinfauns: local notes
Kinfauns is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Rented homes near Perth station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

DIY versus a professional finish
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
FAQs for Kinfauns
Will you come out to Kinfauns?
Yes. Kinfauns is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Is Kinfauns in your area for bathroom resealing?
Yes, Kinfauns is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing.
What should I tell you?
Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply send an email to info@mrmastic.co.uk.
How long does the new silicone need before I use the shower?
Silicone is touch-dry quite quickly, but it takes longer to cure. Leave it around 24 hours before it gets wet, or as long as we advise for that product.
How long does a bath or shower reseal take?
Allow a couple of hours for a single bath or shower. We’ll confirm how long your job needs when we quote.
Is white the only colour available?
White and clear are the most common choices, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.
Do you remove the old sealant?
Yes, always, and completely. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.
My sealant has gone black. Can you sort it?
Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
Do you need bathroom resealing in Kinfauns?
With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners don’t help.
Keep an eye out for these signs:
- Leaking joints on a shower screen
- Cracked, shrunken or lifting silicone
- Black mould in the silicone that won’t clean off
- Splits where the tray meets the wall
In and around Kinfauns, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.
