How we handle commercial sealant in Kinfauns

Landlords and agents with several properties can have bathrooms and kitchens resealed between tenancies. Several addresses can be quoted together. If you have washroom sealant that looks dirty however often it’s cleaned and large numbers of bathrooms needing the same work, we can put it right, whatever the surface.

For a place like Kinfauns, the journey and timings are planned in advance, so it can be fitted around bookings or opening times where possible.

Whatever the size of the job, you get the same one-year guarantee.

What we cannot put right

We will not take on work that will not last, so here’s what sealant cannot put right:

  • Certifying fire stopping or building compliance
  • Damaged sanitaryware that needs replacing
  • Failed tanking or loose tiles behind the sealant

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

Joints and surfaces we work on

  • Student & care accommodation
  • Retail & leisure sites
  • Hotel bathrooms
  • Office washrooms & kitchens
  • Rental portfolios
  • Welfare facilities

The process

Good joint work is mostly preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes a morning for a small washroom, and a planned programme for bigger sites. For a place like Kinfauns, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We agree a programme with you: which rooms, in what order, at what times.
  2. Tell us what paperwork your site needs, and we confirm what we can supply before work begins.
  3. Old sealant is cut out room by room and joints cleaned and treated.
  4. We reseal with the right product for each joint.
  5. Each finished area is checked with you and given a cure time.

How to prepare

  • On commercial sites, let us know about site rules
  • Mention if the joints have been sealed before
  • Let us know about stairs, lifts or work at height

What commercial sealant looks like in Kinfauns

If you run a hotel, guest house or holiday let in a coastal place like Kinfauns, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Private landlords in Scotland must meet the Repairing Standard, and keeping sealant sound across a portfolio is part of that.

In and around Kinfauns, as anywhere, good commercial sealant starts with a clean, dry, properly prepared joint. Rented homes near Perth station change hands often, and several rental properties can be resealed on one programme.

Leave it or put it right?

Sealing over the old bead can seem the fastest option, but silicone does not bond to silicone, so it lifts. One proper reseal beats several quick ones. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

What you get with us

  • Experience in homes, commercial sites and hotels
  • 180+ five-star Google reviews
  • We’re fully insured
  • A choice of colours where the product allows

Read our cost guide and what customers say.

Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Aftercare tips

So the new joints stay in good condition:

  • Put a squeegee in each shower
  • Report broken fans quickly
  • Ask cleaners to go gently on the silicone
  • Tell cleaning staff when each room can be used

Ask staff to report splits or lifting sealant early. A small gap caught quickly is a short fix, and if anything looks wrong, just email us at info@mrmastic.co.uk.

Rooms out of use cost a hotel or landlord money. Catching faults early means they can be put right in a short window, instead of turning into a leak that closes the room.

Surface by surface

Retail & leisure sites

Changing areas and showers at leisure sites are wet all day, so anti-fungal sanitary silicone is the product we use.

Welfare facilities

Shower rooms in welfare blocks get heavy use and need sound joints. Anti-fungal sanitary silicone is used throughout, including accessible wet rooms.

What affects the cost of commercial sealant

You’ll get a clear quote before we start. It’s based on:

  • How easy the joints are to reach
  • Any mould that needs treating
  • How many rooms, windows or areas are involved
  • The number and length of the joints

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

What we need to know

Photos help, but a description is a good start. Try to tell us:

  • A few pictures by email, if you can
  • If someone has resealed it before
  • What’s wrong with the joints now
  • Where the job is, and your postcode

If you are in Kinfauns and need commercial sealant, email us at info@mrmastic.co.uk. Tell us what the problem is and where, and we’ll agree the price before any work begins.
